Raine & Horne Crows Nest has been operating since 1973 and is part of the Raine & Horne Network established in 1883.

Our Professional Property Management Services Include:

1. Advertising
To ensure that your property receives maximum exposure we download at least three photos and all relevant information, including open for inspection times to the following four websites:


2.Selection of Tenants
Every effort is made to check all possible available sources of reference to ensure that the recommended tenant is suitable for your property.

3. Inspections
We conduct regular property inspections, and also commencement and termination inspections.

4. Rental Payments
All rental payments are due on the first of each month, and are paid calendar monthly in advance.  However, in these changing times, some tenants are requesting to pay fortnightly or weekly.
Tenants have 14 days in which to pay the rent. The computer program used by our office is an industry leader, designed specifically for Property Management. The program enables the establishment and monitoring of automatically generated rent reviews, property inspections and general property maintenance.

Landlord statements are issued itemising income and expenditure for each monthly period, including copies of all accounts paid on the landlord’s behalf. We also provide a full yearly report of all income and expenditure for the financial year.

5.Tenant Arrears
Arrears are closely scrutinised with phone calls prior, reminder letters sent out on the 7th of each month and Termination Notices automatically posted on the 14th of each month.  This enables outstanding rent to be recouped by the bond.
 

6. Bond Inspections
Bond Inspections are carried out with the greatest of care and an Inspection Report completed.  This report is checked against the commencement inspection report.  Any claims will be deducted from the tenants bond.

7. Charges

Our fees are in accordance with the fees and commission guide enclosed.

8. Repairs
The repairs and maintenance clause of the Management Agency Agreement is for general repairs only.  Items other than minor plumbing, electrical and maintenance repairs will not be authorised without prior consent of the landlord. We have reliable licensed handymen, plumbers and electricians who have been working  with us for many years.

9. Rent Reviews
Rent reviews are carried out on a regular basis depending on market conditions.  Our rental policy ensures the lowest possible vacancy factor.

10. Residential Tenancy Act
Over recent years there have been numerous changes to the Residential Tenancy Act. We feel this necessitates professional property management advice in order that the landlord complies with his legal requirement under the Act. As members of the Real Estate Institute we receive regular updates on changes to the Residential Tenancy Act.

11. Relocation Companies
We endeavour to send your vacant property to numerous relocation companies on a weekly basis.
