Real Estate Statistics - Can you trust them? John Drabic

When considering which agency to use to sell your home, be wary of salespeople who pitch with statistics. Stats can so easily be manipulated to suit. "Days on market" stats can be one of the most misleading. They can depend on the procedures in place within the office. The time period from first advertised to settlement can seem long at times. In our office, a property may have gone under contract quite quickly, but our standard office policy is that 'sold' does not appear until all conditions are met, which can often take some time. Promoting 'under contract' or 'sold' on any property advertising prematurely can be detrimental to a seller, but can results in semmingly short "days on market" statistics for an agent. My advice - always take statistics with a pinch of salt...
