The number one requirement is good communication between the agent and the tenant. Letting the tenant know that it's highly likely that another investor will purchase the property so that the current tenanct is relatively safe, will help to put the tenant's mind at ease. Remember this is the tenant's home and he or she has rights & obligations, just like the owner does.

Planning your appointments well in advanace and giving the correct written notice is a must. I also text or email my tenants all of any up and coming appointments first before booking them in, as your tenants may have arranged an event on that day. Don't assume anything! A sales campaign can be a narrow window of opportunity, so it is in the best interest of all parties to remain on good terms with the tenants throughout the sales campaign.
