I am pleased to be able to provide comment on my recent experience of a commercial dealing with Lorna Bailey of Raine & Horne, New Farm.I went into this exercise to sell my investment unit in New Farm, holding a fair degree of scepticism about the market and real estate operatives. I held a fairly strong view of the outcome I expected and was nervous about the strategy Lorna would adopt to lower my expectations to try to secure a sale.
At our first meeting Lorna was very straight forward and openly discussed her assessment of the market, but readily accepted my determination to aim for a maximum result with a genuine commitment to matching the marketing strategy to my goals. I was most impressed when she met every commitment she made in regards to the marketing plan, promotional activities, open houses and ongoing communication on progress. Lorna was much more certain of a good outcome than I was, and along the journey she competently demonstrated that I needed to adjust my expectations to align with the reality of the current marketplace. This came as no surprise to me, but it did give me the confidence that I had not missed the opportunity to obtain the best possible deal in the circumstances. The end result was one that I was very satisfied with and considerably better than I had been led to believe from other agents with whom I had previously discussed the sale. Another satisfying aspect was how professionally she managed the existing tenant, secured his complete co-operation on access and kept him informed of progress. This, along with her dealing with my rental agent, made it much easier for me as I did not need to become involved in any access agreements. In addition she took care of organising some minor repairs that came out of a building inspection.
Lorna was very helpful in providing some advice on managing the overall tenant, rental agent, selling agent relationships and I am certain this helped in getting the result she did. But her involvement did not stop at the signing of the contract. She continued to follow up on progress on the transaction right through to settlement with regular reminders about the need for all the details to be completed to ensure a smooth settlement and transition to the new owner.
The level of trust that developed in the early stages of the transaction carried on for the rest of the time and made it easier for me to accept her views and advice. It also became clear during the sale that Lorna enjoyed a high level of support from her agency principal, which was reassuring as I became confident that I was dealing with a united and supportive team. All in all I was very satisfied with the overall result and I am certain that Lorna achieved a far better result, closer to my goal, than I could have achieved from any other agent.
