WINTER CHILLS, SPRING THRILLS

Folklore has it that winter is not a good time to sell, and one often sees a listing rush during autumn and a new burst of interest in spring. 2019 could be different as interest rates have had the long predicted fall and APRA lending restrictions have already been eased, each bringing a fresh flow of interested buyers to the market.

There is speculation of a further small drop in interest rates, and the combination of all these factors when added to continuing demand for housing of an increasing population has seen a return to the market of first home buyers and investors. The heat and excitement of off-shore money and investors pillaging the top-end market has cooled and common sense has returned to a safer and more secure real estate industry.

Although new listings might drop off, there is a greater stock of homes already listed, and quality homes are still selling well. For those buyers with loan pre-approval the quieter winter period is an excellent time to search out that quality dream home, and enjoy it during the coming spring.

Add to this the relief felt in many communities at some rain, not drought breaking but still a relief. This winter, there is also the real prospect of a greater pool of willing sellers ready to do business.
