Rare Darkan mixed farm listed for first time in nearly 70 years expected to fetch over $12 million

April 4, 2024

Leading WA rural property experts – Raine & Horne Great Southern are pleased to announce the auction of “Kuranooking Park”, a rare mixed farming property strategically nestled in the Darkan region southeast of Perth, with a price guide set at $12 million.

Kuranooking Park spans four lots and three titles, totalling 1,233.69 hectares (3,048.51 acres) of rich farmland within a high-rainfall area. This rare property features essential infrastructure, including a homestead, shearing shed, and livestock yards.

“Positioned just 80 kilometres away from the picturesque town of Collie and 200 kilometres from Perth, it offers convenient accessibility in serene rural surroundings,” said selling agent Mr John Hetherington from Raine & Horne Great Southern.

However, given its rarity and coveted location, Mr Hetherington anticipates spirited bidding for Kuranooking Park that could surpass the $12 million price guide. "Even before its market debut, local farming interests in Darkan showed considerable interest in the property," Mr Hetherington stated.

"Additionally, we've had enquiries from an out-of-area buyer looking to expand into the Darkan region.”

Property's agricultural potential and timing for acquisition

Mr Hetherington added that with a diverse range of medium and strong soil types and ample water resources, the property is ideally suited for its current agricultural activities of sheep farming and cropping.

"We're offering this property earlier in the year than usual, providing the buyer with an opportunity to prepare for takeover and build up stock numbers before spring or to facilitate the sale of a smaller property to secure this purchase."

Additional notable features of this unique Darkan property include its proximity to major powerlines that provide the potential for additional income with proposed wind turbines in the area. Other features of note include:

  • Well-maintained 6-stand raised board shearing shed
  • Functional sheep yards, mostly undercover despite their older condition
  • Multiple general-purpose sheds
  • Super bunker with roof
  • Powered workshop with a sturdy cement floor
  • Cool room for temperature-sensitive storage
  • Fertiliser shed for agricultural needs
  • Four raised silos for grain storage.

The spacious four-bedroom homestead, situated on the largest lot spanning 612.89 hectares, underwent renovations in the 1990s. Encircled by a sturdy fence, it boasts additional features such as a separate office and sleepout, along with amenities such as air conditioning and a fireplace.

“Kuranooking Park” is set to go to auction onsite at 1 pm on Friday 10 May 2024, and inspections are by appointment only.
