How you should leave a rental property when vacating

As a general rule, tenants are required to leave the property in the same condition as when they first moved in, with fair wear and tear excepted.

Prior to a tenant moving into the property, the property manager will conduct an ingoing inspection and prepare a condition report. This report provides details and photos which note the condition of the property when you move in. This report will then be used when you vacate to ensure the property has been handed back in the same condition.

It is recommended for tenants to use this report as a guide when moving out to ensure nothing has been missed.

Fair wear and tear doesn’t cover major damages to the property such as holes in walls and large stains on the carpet. Fair wear and tear to a property also depend on how long the tenant has been in the property. Tenants who have been in a property for six or twelves months are not expected to have a lot of wear and tear in comparison with a tenant who has been living in the property for five years.
