POST-ELECTION, POST-RBA INTEREST RATE CUT, POST THE RELAXATION OF APRA’S LOAN SERVICEABILITY RULES, WHAT IS OUR MARKET SNAPSHOT NOW…

Buyers that have been watching the market for months now are finally putting their hats in the ring and making their presence felt. 

So what does this mean for sellers?  More inspections, more traffic through your properties, and yes even some offers -now don’t get too excited just yet, we’ve still a way to go back to a more buoyant market, but all the signs are there as we watch Sydney and Melbourne auction clearance rates increase and in our own backyard, we are seeing SOLD signs dotting the landscape.

Whilst all of this news is exciting after such a long period of inactivity, the buyers out there are also adjusting to a transitional market, they are very much looking for value for money, and some are having a hard time understanding that the buyers’ market of 2018/19 has bottomed out and they may no longer have the ‘upper hand’ in a negotiation.  For the astute buyers who can read the signs, they will purchase now in the bottom of the new property cycle and enjoy the capital gain over the longer term in an emerging market.

So in summary, what we can expect to see as we approach a spring market is increased enquiries, increased inspections and some of our older property stock proudly sporting sold signs.
