Tips when Applying for a Property as a First Time Renter

Having no rental history is something all renters have faced at one point in their life. Although looking for your first rental can seem daunting don’t feel deterred by having no rental history.

It is particularly important for first-time renters to provide as much financial information as they can on their applications as well as references from current and past employers. This will provide the agent and landlord with the assurance that you will be able to meet your financial obligations and you are a reliable and trustworthy tenant which are desirable characteristics when looking for a tenant.

If you’re a casual worker and don’t have a regular and stable income, property managers and landlords will want to see:

  • Bank statements that show your recent income
  • A letter from your employer verifying your income and character

It can also be helpful for your application to nominate a parent or relative who agrees to cover rent repayments if you are unable to.

By providing adequate evidence to support your ability to pay rent, most landlords will have no issues renting to a tenant with no history.
