EXPLORING RESIDENTIAL ARCHITECTURE IN SYDNEY

In our area of Sydney, particularly in Bexley and Beverly Hills, we have a rich array of architectural styles. So let’s explore some of our architectural heritage and our future.

Federation homes

Rich with character and clearly designed with Australians in mind, Federation style homes suit our country and culture down to the ground. Verandas to enjoy the breeze at the end of a warm day and stained glass windows incorporating Australiana imagery and emblems make them a part of our history that embodies the feeling of Australia itself.

These traditional Federation-style homes are irresistible to people who love a house that has a historical essence and architectural artistry. Federation homes in our area, while not the grand Federation homes you might find elsewhere, usually have sizable bedrooms and living spaces, many of them with ceiling roses and decorative plasterwork. When selling a Federation home, we advise sellers to make the most of the distinctive features of these homes.

1960s and 1970s red and blonde brick

By the 1960s and 1970s, rapid growth in Sydney led to many home site amalgamations and the construction of new flats to provide affordable homes. These red and blonde brick buildings are a familiar sight throughout Sydney where they still enjoy popular demand.

Buyers are attracted to these blocks for their proximity to work opportunities and other conveniences. Others see them as an obvious first home option or an investment opportunity for renting out. One drawback is often that they have limited or no parking on site. However, the positives for these fairly utilitarian edifices is they were built to last. Most of these blocks have been in occupation for over 50 years with no structural issues. The rooms tend to have marginally higher ceilings than you find in more modern apartments and due to construction materials, they’re low-maintenance buildings. This translates into lower levies for homeowners and an easier job for the strata manager.

And anyone who watches renovation shows or YouTube channels like Never Too Small will understand that these properties have ‘good bones’ and can be renovated for more modern living. It makes it easy for us to spark buyers’ imaginations.

New townhouses

Townhouses are fast becoming a preferred option for modern-day living, offering a great combination of benefits for homeowners to enjoy. Featuring modern open living spaces and courtyards, these homes are designed to suit the needs of today’s individuals, couples and families.

Trading balconies and backyards for courtyards means lower maintenance, something of a requirement for today’s busy lifestyle. Many buyers look for a ‘lock and leave’ lifestyle where they don’t have to worry about lawn mowing, pool maintenance or gardening.

As with modern architecture that is designed with today’s conveniences in mind, they accommodate appliances that support time-saving and sustainable living.

Modern townhouses also tend to display impressive design features: sleek living spaces, beautifully designed bathrooms and kitchens and practical outdoor entertaining space. Many of the new styles have incorporated a study so owners or renters can work from home easily.

Importantly for our area and for buyers, parking is taken into consideration so buyers can rest assured they’re unlikely to find themselves scrabbling for street parking.
