To achieve the maximum sale price for your property, you need to present your home or investment property in a way that attracts the greatest number of potential buyers.

We know from experience that most home buyers want the same things in a home. A property that looks light, spacious and clean is going to be more appealing and easier to sell than one that is cramped and dark.

Add the illusion of space

You may be thinking, well, I can’t make my house grow. However, you can create a perception of more space with simple fixes like the furniture arrangement. Ever heard of feng shui? Remember your front yard

You’ve probably done this yourself. Often this first view happens before they make any contact with the agent.

Your front yard in particular needs to look immaculate, with bushes trimmed, paintwork cleaned or refreshed, fences in good order, tidy letterbox and a clearly visible property number. Buyers don’t need the frustration of looking for your house number in vain. 

Bathrooms

Just as the kitchen is a major area of interest when people are looking at houses, so too is the bathroom. Clean tiles, fresh grouting and spotless shower screens are essential. 

An old bathroom can make someone consider the amount of money they may need to spend renovating it if they were to buy it. So if your bathroom is looking very dated, it’s worth making some cosmetic upgrades to make it look more modern. Again, you don’t want to overspend but some fresh paint, a frameless shower screen and new tapware can work wonders. Generally, these types of upgrades pay for themselves.
