PROPERTY INVESTOR SPOTLIGHT ON BEXLEY 2207

The leafy suburb of Bexley is located just 14 km south of the Sydney CBD. It has a vibrant multicultural community and includes professionals, students, single residents, retirees and young families.

The suburb is well-served with both primary and secondary schools as well as lots of parks and other recreational facilities. For property investors, this is a nice safe suburb that attracts growing families.

A little Bexley history

The original inhabitants of the land that is now the suburb of Bexley were the Biddegal/Bidjigal/Bedegal people of the Eora Nation.

The suburb got its name from the English birthplace of James Chandler who purchased the land in 1822 from Thomas Sylvester who had received it in a grant some ten years before that. Around the same time, James Chandler was also granted an additional 490 hectares of land.

This land stretched from Bexley North to most of Kogarah and Rockdale. There was a track through the centre of the land that was used by timber getters. This track is now known as Forest Road.

Bexley suburb review and lifestyle

Bexley is a relatively quiet suburb and only 15 minutes drive from the airport. It’s known for its wide clean streets and abundance of parks and green spaces. There are several train stations within close proximity, making commuting to the CBD easy.

Most of the suburb is taken up by residential housing with many of the commercial premises situated on Forest Road that runs through the centre of the suburb. Along Forest Road you’ll find all the regular service-type businesses as well as an IGA grocery and a number of cafés and restaurants. Many different cuisines are catered for including Italian, Lebanese and Filipino.

Many of the homes in the suburb are larger houses and low-rise apartments. A feature of these is the lovely sandstone brick homes that can be seen on the hillsides.

It’s the perfect place for growing families with some lovely open spaces for the kids to enjoy such as Bexley Park and Evatt Park. Bexley Park is a lovely wide open space with easy walking tracks and a fantastic playground for the young ones. This is also a popular place for dog walkers and those wanting a good spot for a picnic.

Property values and yields in Bexley

Given its close proximity to the CBD and the airport, properties in Bexley are actually currently undervalued overall. This is good news for property investors as you’re likely to get a little more for your money here.

Median house prices are currently around $1.6 million while median unit prices are around $738,545. These median prices are based on properties that have sold over the last 12 months.

Rental returns are quite good too, with a house renting for around $640 per week while units are returning around $427 per week. This translates to an annual rental yield of 2.1% for houses and 3.5% for units.

Capital growth in Bexley

Capital growth is quite reasonable even though it’s not as huge as other suburbs within close proximity to the CBD. Nevertheless, over the past 12 months the median capital growth for houses is around 29.14% while the median growth for units is around 12.31%.

Given that only around 21.4% of properties in Bexley are currently rented, there’s plenty of scope for savvy investors to get into the market.
