WHAT TO DO WHEN YOUR ST GEORGE TENANT GIVES NOTICE

It’s always a concern when your current tenant decides to give notice. As the property owner, what do you do? If you have engaged Raine and Horne as your property managers, the simple answer is ‘nothing’. This is because we’ll take care of everything for you.

Thanking the current tenants

The first thing we’ll do when your tenants give notice is to thank them for paying the rent on time and caring for the property. This is, of course, providing that they were good tenants. We’ll also provide the current tenants with information that they may need for their move.

And, there’s a good reason for making the current tenants feel valued. You see, those tenants will more than likely want to purchase or rent another property in the same area so it helps to keep them on our side.

This seamless process means that you, as the property owner, have to do absolutely nothing but sit back and wait for the rent to be deposited into your bank account. This gives you complete peace of mind.

The process we follow when a tenant gives notice

When your current tenant gives notice, we have a step-by-step process that we follow to ensure that your property is not vacant for long. Here’s what we do in a nutshell.

  • We contact any pre-qualified tenants that we may have on our books to see if your property is suitable for them.
  • We’ll also do some research and compare rents of similar properties in your area to make sure that the rent we’ll be advertising matches the current market. You see, if you’ve had the same tenant in place for many years, you may not have imposed too many rent increases because keeping a good tenant was more important.
  • Next, we’ll draft an ad for the property using professional photographs and virtual staging. We’ll get your approval before placing the ad because we want to ensure that property owners are happy with the way we portray their rental property.
  • Then it’s time to advertise your property. We want to do this as quickly as possible so that you don’t lose any rental income. A well-placed ad can reach a broader audience so that we can get just the right tenant for your property.
  • We’ll then proceed to conduct a number of open homes both mid-week and on a Saturday. We’ll provide same-day feedback to you, the property owner.
  • Once we’ve received all the applications, we’ll contact you to let you know the type of candidates who have applied for the property.
  • We’ll then carry out all the necessary reference checks.
  • After this has been completed, we narrow down the list of applications and provide you with a recommendation of who we think will be the ideal tenant for your property. Ultimately, the final decision is up to you.
  • Once we’ve agreed on a suitable tenant, we ensure that the rent and the bond are paid prior to the signing of the lease and the handing over of the keys to the property.
  • In addition, we’ll complete a thorough ingoing inspection report along with photos before the new tenants move in. We give a copy of this to the new tenants as well.
  • We also assure the tenants that we’re here for them in case they have any questions. Keeping communications open and friendly is vital for a smooth tenancy.

Everything is taken care of

As you can see, our process is comprehensive and we leave nothing to chance. This allows you, as the property owner, to sit back and let us do the work for you.

During the tenancy, we also ensure that the rent is paid on time, that the property is well-cared for with regular inspections and that the tenants are happy. We understand that a happy tenant is a long-term one.
