Vacating - Notice to Leave
From time to time, you might need to give notice when choosing to leave your rental property.
Leaving before the end of a fixed term lease:
We require your “Notice of Intention to Vacate” in writing, either by email, fax or in person. You can download a notice below for you to fill in and return.
In your notice to vacate we require:
- Move out date
- Your up-to-date contact details and forwarding address
- Your rented address and reason for vacating
To assist in a quick refund of your bond, we encourage you to use our vacating checklist which will outline the most common areas requiring cleaning and/or repair. We will send a copy of this to you when we confirm reciept of your notice.
This guide is designed to be used together with the ingoing Condition Report you received at the start of your tenancy to ensure the property is left in the same condition as when your tenancy commenced.
It is important to note that we cannot carry out the final inspection of the property until:
- you have removed all belongings,
- paid all outstanding rent,
- have returned the keys and remotes, if applicable (any keys given to friends or relatives should also be handed back).
- All rubbish has to be removed from the property
If you are leaving before the end of your natural lease, it is our obligation to re-let the property to another suitable tenant in the quickest possible time. In this regard and to help minimise your break lease costs, we would greatly appreciate your co-operation by you allowing us access to be able to show prospective tenants the property after reasonable notice has been given to you.
Leaving at the end of your fixed term lease
A tenant may end a fixed term residential tenancy agreement at the end of the fixed term without specifying a ground of termination after giving at least 28 days notice to the landlord/agent. If notice is not given, the agreement continues for a periodic tenancy, with a tenancy period equivalent to the interval between rental payment times under the agreement and with terms of the agreement that in other respects are the same as those applying under the agreement immediately before the end of the fixed term.
Terminating a periodic lease
If a tenant wishes to terminate a periodic lease, they are legally required to give a minimum of 21 days notice, in writing to the property manager, we recommend you use the government's terminations forms which can be downloaded here. Regardless on which notice you are required to give, please ensure the following tasks are completed by your vacate date:
- Your rent is paid to your vacating date
- Our office has your new forwarding address and a contact phone number
- All keys, remotes and security fobs/swipes are returned Raine & Horne Blackwood promptly
- Remember to arrange disconnection of all your utilities
- Place a re-direction all mail to your new address
By Attending to these simple matters, prior to our inspection, you will save considerable time and prevent unnecessary delays in returning your bond.
