Raine & Horne Dandenong Media Release
Raine & Horne identifies Dandenong as an economic stronghold for growth
The launch of Raine & Horne Dandenong has been timed perfectly to coincide with economic and jobs growth in south-east Melbourne
The office will be led by experienced realtor Pradeep Ahuja, who will be joined by former-Toyota sales ace Micky Ahuja.
Dandenong is also affordable, with three bedroom apartments selling for between $390,000 and $450,000 depending on the size of the property.
Leading real estate group Raine & Horne is continuing its expansion into Melbourne’s south east, with the opening of a new office in Dandenong in January 2015.
The office is located in a prominent location in the popular Dandenong Plaza, and will be led by experienced, local real estate specialist, Pradeep Ahuja, according to Randolph Clements, Managing Director of Raine & Horne.
“Dandenong Plaza is located on the corner of McCrae and Walker Streets in the centre of Dandenong, and enjoys high visibility from the Princes Highway,” said Mr Clements.
The City of Dandenong is a major suburban municipality and has a growing population of about 145,000, and Mr Clements says it deserves the very best level of sales and property management services that a 131 year-old property brand such as Raine & Horne can deliver.
“The local economy is also strong with manufacturing and wholesale trade among the largest industries and employers. Currently, Dandenong has jobs growth of 3.2% and about 76,000 workers employed in the region,” said Mr Clements.
“With its robust economy and jobs growth, Dandenong has a healthy property market, and it’s for this reason we have launched Raine & Horne Dandenong with Pradeep Ahuja at the helm.”
Mr Ahuja, who has extensive property experience in both the established and new homes markets in the Dandenong area, says his decision to join Raine & Horne was founded on his interactions with Randolph Clements and business support and development manager, Michael Baliviera.
“Michael, is a very no-nonsense guy and very straightforward in his business approach, qualities which I didn’t always find in my dealings with some of Raine & Horne’s competitors,” said Mr Ahuja.
With significant experience in the established homes market with another major real estate network, as well as with the likes of Oliver Hume marketing house and land packages, Mr Ahuja said that City of Dandenong Council encouraged property development in its municipality, which is great news for investors.
“Many of the established homes in Dandenong are up to 50 years old and many have been bought and redeveloped, which has been encouraged by the local council,” said Mr Ahuja.
“Dandenong is an exciting place to live and work, which is demonstrated by an average per capita income that is 27% higher than the Melbourne average, a fact I’m sure that savvy investors and developers have grasped.”
Another significant symbol of the region’s economic and population growth potential is the state-of-the-art Dandenong Railway Station, which is the equal of some of the best stations in Melbourne, according to Mr Ahuja.
“Clearly, the state government has identified the growth prospects for Dandenong and is delivering world class infrastructure as a consequence. The Dandenong Railway Station is amazing, which is a great sign for the future.”
Apart from a 50 minute train ride into Melbourne or a 30 commute via the M1, Dandenong is also noted for its real estate affordability.
According to Mr Ahuja, older two bedroom apartments sell for between $225,000 and $250,000 depending on the size of the property.
“Brand new 3-bedroom units are on the market from $320,000, while houses built on larger blocksi start from about $450,000,” said Mr Ahuja, who has listed a number of properties for sale already.
Mr Ahuja will lead Raine & Horne Dandenong in tandem with his 32 year old son Mayank (Mickey) Ahuja, who for the past few years has been a leading salesperson with major motoring marque, Toyota.
“Mickey was a high achieving sales person at Toyota Australia for last three years,” said Mr Ahuja, who is confident that the father/son team will prove a winning formula.
“We are well and truly focussed on making every post a winner. Together we are like 20 agents, not just two.”
