  • When will I receive my payments?

Depending on your payment schedule, you will be paid either mid and end of month or just at the end of the month.

  • When do you run mid and end of month?

Mid month payments are the closest business day to the 15th of the month and End of month payments are the closest business day to the last day of the month.

  • Will you just carry out any maintenance on my property or will you contact me first?

Your property manager will contact you regarding all maintenance even if you have an expenditure limit. The property manager may only proceed if they can not contact you and it is an emergency.

  • Do I have to do all the maintenance reported?

It is your responsibility as an owner for the upkeep of the property unless the maintenance from the tenant is excessive and not necessary .

  • How do you find a good tenant for the property?

All prospective tenants have to fill out an application form and provide supporting documents i.e. proof of income and ID. We then reference check the applicants and run back ground checks to make sure they have been good tenants previously. The property manager will then contact you and talk you through the application which you can either approve or decline.

 

  • What happens if the tenant doesn’t pay rent?

Contact is made from the PM from 1 day in arrears.

3 days late Call from your Property Manager

4 days late Follow up email

5-6 days late Call from the Team Leader

7 days late Final letter from Raine & Horne Management

9-10 days late Final calls

13 days late Final call before eviction proceedings commence

15 days late Application to the Commission for commencement of eviction process

 

  • Do you do regular inspections at the property?

Inspections will be scheduled every 16 weeks. Your property manager will provide a full report after and report any maintenance that is required.
