What we do for you......
• Appraise the property and report the current rental market value
• Advertise the property via our rental guide, the internet and the NT News (as required)
• Show prospective tenants through your property by private appointment
• Process the tenant applications and include a TICA (tenant reference) check
• Draft tenancy documents that may include special clauses to suit individual requirements
• Collate a thorough Property Condition Report of your property before tenants take possession (including photographic record)
• Collect a security deposit to the equivalent of four weeks rent
• Encourage the use of the RentPay system to help ensure timely rental payments
• Carry out regular inspections at 4-6 monthly intervals. You will be provided with a written report including photographs
• Provide you with information on a Landlord Protection Insurance Policy that covers public liability, contents and loss of rent
• Minor maintenance and repairs up to $350, bringing anything to your attention that would require further approval
• Pay Rates, Water & Sewerage and Body Corporate Fees on your behalf at no extra charge
• Transfer funds to your account twice a month, send a statement at the end of each month and at the end of the financial year
• Negotiate lease renewals to include rent increases
• Two licensed Property Managers to manage your property
