LUXURY RENO ATTRACTS STRONG OFFERS PRIOR TO AUCTION

With the right mix of marketing and buyer competition Raine & Horne Dubbo sold a stunningly renovated home at 428 Macquarie Street even before it could reach auction.
Very strong competition saw buyers vie for the property before selling for an undisclosed price.
Selling agent Laura Dunkley said the keys to the successful campaign in selling the property were threefold: effective marketing; buyer competition; and creating a sense of urgency.
This was combined with a strong social and traditional media campaign plus professional photography to show the property at its best.
This resulted in crowds of 45 people inspecting the property over three open homes. It also led to multiple offers being made before the auction date.
Laura said credit also had to go to the owners for the beautifully styled and renovated home. Although the house’s façade is understated, the home is designed with an emphasis on superior comfort and privacy.
At the centre of the luxury home are raked ceilings, unique feature pendant lighting throughout, meticulously renovated kitchen, and a breakfast bar.
Set on 1517 square metres, the property boasts multiple outdoor living areas and landscaping that creates a private oasis.
Homeowners Ron and Ann have long been impressed with Raine & Horne Dubbo.
It’s why they chose to list their Macquarie St property with the agency. It’s also the second property the family has sold through Raine & Horne – the first being sold a few months ago.
The relationship has been so good, the couple recommended the Dubbo office to friends and family in the market, several of which also had successful sales with Raine & Horne.
The Macquarie St home sold in only 28 days, a far cry from the average of 87 days that properties are on the market in and around Dubbo.
While median home prices have remained stable at around $351,000 for the past quarter.
Dubbo has recorded an annual growth of 4.18 percent but may soon see a stronger property market.
