"TOUGH TIMES NEVER LAST BUT TOUGH PEOPLE DO" - RANDOLPH CLEMENTS

Having commenced Real Estate career at the age of 25, Real Estate has always fascinated me. Mainly because it’s one of the only true customer service based professions that does NOT  charge a fee until a property is Sold or Leased as compared to, for instance, your washing machine technician having to inspect a break-down with your machine without you having to pay an “ Up-front-fee” prior to the mechanic paying you a visit, other examples are Accounting or Legal fees all accounted “Dollar per hour” with every phone call recorded and invoiced “ Win or loose”

Anyone that is successful in this Profession of Real Estate must have an incredible passion to  enjoy the interaction with people as I have enjoyed now for more than 40 years.

Over the recent past I often get reminded that Real Estate 15 or 20 years ago was much easier as compared to our modern day approach with Software programmes, updated Computers, IPADS, mobile phones where today we can email multiple buyers with the press of a button, send multiple buyers a section 32. Back then.....it was individual calls, hand delivered section 32’s and Contracts.

 

Today... The trend is “Open for inspections”

Back then...It was an “Open for inspection” on the day of Auction, otherwise it was individual inspections with the ultimate service of “Pick up & drop off”

Today...Property Management Landlord Statements electronically delivered, rental money paid electronically to a Landlords bank account.

Back then...Individual Landlord Statements prepared and laboriously signed, cheques drawn and signed then placed in an envelope, attach a stamp and have a Staff member post them by the close of business. You can imagine a rent roll of 1000 properties.

Today...Valuations conducted with the help of RP DATA or the like with valuations digitally emailed.

Back then...Valuations prepared by our staff on a Remington Rand or the like, put together from years of real experience then  presented through a follow-up meeting.

 

There is no question that Real Estate today is much faster more efficient more time effective. Vendors, purchasers, Landlords and Tenants are far more educated from information on various portals offering historic sales data not to mention the added advantage of Google.

 

However regardless of the above we all now find ourselves tackling a new phase. It’s here..New rules and a new way of life...it’s here to test out our Experience...Patience...Resilience....Imagination....Sense of humour...& Tough money management....This is not the time to spend your hard earned savings on unnecessary items...time to be thrifty with your cash flow.... Also time to exercise and keep fit...to use all our modern technology from Virtual tours to Zoom type meetings....It’s a new world a new challenge with no guarantee as to how long this will LAST. All I know is
