Last weekend I sold my home, 15 Arnhem Road through Raine and Horne Manly, with Sue O’Brien as my representative.
During the process of selecting a Real Estate agent I discussed the sale with three agents – one of whom I had successfully worked with previously, so to be honest at the outset I had pretty much made my selection. On meeting Sue, as well as agreeing with the property valuation and proposed marketing strategy, I was impressed with her professionalism and confidence that we would achieve a sale at what was an ambitious price for the area. My wife and I met Sue as she placed a Sold sign over a unit we were interested in at Fairlight. After discussing the situation, it became obvious to us that Sue was far more than your average R/E sales person.
We took note of how she really enjoyed the sales challenge, was highly professional in both look and manner and displayed a genuine interest to understand our goals and drivers behind our decision to downsize our home.
From the chance meeting we arranged a review at our 3BR 2.5 Bath 2 car large landscaped yard in the heart of Balgowlah

By ensuring the property exchanged prior to Christmas, having only just listed it a week or so prior, I was able to have a settlement in the first week of February, avoiding the property sitting vacant during a campaign in the New Year and during the settlement period, saving me substantial holding costs.
Most importantly, you negotiated a great price, which reflected a 9% premium over the price achieved for a nearly identical unit next door, which exchanged approximately six weeks earlier, which saw an extra $56,000 for me. We have just had a very, very bad experience with sales agents of McGrath Manly in the previous week, so your professionalism, rapid answers to our enquiries and overall handling of the sale was very impressive. I was rather impressed with your continual follow up of events after the offer was accepted, never intrusive, however always offering assistance. As an investor, I am used to receiving threatening and bullying emails/phone calls from sales agents once offers are made pressuring me to hurry up and sign and the like. I decided to ask Susie O'Brien of Raine & Horne Manly & Freshwater to list my investment property for sale, as she was recommended to me after she had previously sold a property for my parents for an excellent price and they were both extremely impressed with her service, tenacity and most importantly the way she went about it.
Despite the nervous times and the market being very slow and also my tenant not being able to present the property at its best, Susie was able to find a number of interested buyers who eventually made offers.

I have known Sue O’Brien for about 5 years through one of my good friends. She was recommended to me as a good real estate agent. When I needed to sell my first flat about 3.5 years ago I thought I would give it a go as I did not know anyone else anyway. She managed to sell the property within 3 weeks in a dying market for a great price.
There are many reasons why it is pleasant to deal with her. She is very professional and knowledgeable with excellent negotiation skills. She proposes alternative solutions but you never feel pressured to do it anyway. She advises the best way but lets you make the decision without any pressure. You will receive feedback after every inspection by phone and in writing and she is available for any advice at any time even after hours and on Sundays (sorry Sue)!
Anyway, we (my wife and I) were so satisfied with her performance that she went on to sell another 2 properties for us. The last one sold a month ago. She always got a quick sale and a great price within a difficult market.
Interesting thing is that just in my circle of friends she has sold probably around 15 properties which proves that she receives many referrals and returning clients.

I first met Sue 10 years ago when I purchased a dilapidated, neglected old Federation house in Fairlight. All my family told me I was mad and that it was too much work! Although I had renovated quite a few properties previously, this one was the largest project by far and I relished the challenge. It was a large risk and I had a property to sell quickly which Sue valued and sold in record time. During this time Sue was always confident, enthusiastic and passionate about the sale which was reflected in the fantastic price she secured.
The unique thing about Sue is that she becomes involved with every property as if it’s her own and the genuine excitement she displays is contagious. Whether it is buying or selling, Sue has so much knowledge and advice regarding the area and the market that her opinion is invaluable.

Treading in unknown territory I approached many local agents to assist with not only a market appraisal but a rental appraisal as well. Not knowing what to do at the time my sister and I decided to lease it out for six months with a local agent. It became clear to me that this wasn’t an appropriate option. I sought advice from people who had successfully sold their homes and Ms Sue O’Brien was highly recommended.

It was sold within two weeks from the tenants moving out.
