I approached Toby Hutton at Raine & Horne Manly when it came time to sell my unit in Freshwater. I had lived in my unit for many years, having completed extensive renovations during that time, and was quite sad to have to move on.
At the time, I had also approached other agents in the area (three others to be specific). In the end, having vetted all agents thoroughly, completing reference checks and in some cases meeting with them on several occasions, the decision was an easy one to make.
My reasons for selecting Raine & Horne Manly were purely to do with Toby’s professionalism, manner, intuitiveness, and the approach he took in explaining why I should partner with Raine & Horne Manly.
Not only did Toby present himself very professionally, he also had a ‘genuineness’ about him which to be honest, was something that lacked in the other agents I had met with. I didn’t feel pressured, or put on the spot to sign up. I was provided with comprehensive information, including references which were very complimentary. Toby prided himself on word of mouth reputation, and to me that was very important and a sign of a good operator.
In addition to this, Toby was very observant of the properties pro’s and con’s, and was quick to notice that I had not ‘cut corners’ in renovating. This really contributed to my decision to go with Toby because it gave me the utmost confidence he would represent my property in the best light to prospective buyers. Toby also committed to attend every opening, and to which he upheld that promise.
The sale itself went very smoothly. We had several interested parties, it was well marketed, and we had close to 50 groups through on the first opening. I was kept up-to-date throughout the entire process. At no time did I ever need to follow up where things were at. Toby pro-actively managed the whole process, and was sensitive to personal circumstances as we went through the loss of a close family member during that time which pushed things back on our part. He was also mindful of the prospective buyers, and respectfully managed that process in a very ethical manner.
Since selling our property, I have contacted Toby on at least two occasions to provide me with advice on some other matters which have come up since purchasing our new place. He has been most helpful and has gone out of his way to find the answers for us, despite not being involved with that transaction.
If I am ever looking to sell or purchase another property, I hope Toby is still in the business as he’d be my first point of contact. I have no hesitation in recommending Toby to anyone who is looking to sell or purchase a home. He is professional, genuine, ethical and a really nice guy. Best of all, he’s also great at what he does because we walked away with having achieved an amazing price for our unit, well above our wildest expectations!

At a time when the economic climate was at an all time low, and the Real Estate market was flat, Toby Hutton, (with the support of the team at Raine&Horne Manly), sold the above two bedroom unit for well over $100,000 more than any other agent in the area even considered listing it for.
Whilst looking for the best agent to sell this property we were assured that the best price we could hope for would be $800,000. Similar sized units were selling in the high $700,000’s.

Just a quick note of thanks for your efforts in selling my Newport apartment.
When we put our place on the market, I honestly expected it to sell in the first 2 showings. You battled heatwaves, then rain, a potential unfavourable development site across the road and the cautious local market conditions during the showings but at no stage was I greatley concerned because you were agile enough to keep me updated with the variety of sales and marketing options that kept us in the game as the weeks rolled on. It's probably no coincidence that the eventual buyer appeared on the same day that you secured a scarce editorial space in the Sydney Morning Herald.
In real estate, things don't always happen at the most convenient time, and when the most promising buyer came along, you were interstate; but this proved irrelevant, as you were still able to negotiate the buyer up from his initial unacceptable offer. Your collegues Geoff and Marlena managed the buyer brillinantly in your absence to keep him on the hook.
In the end the sale price was 3% higher than the previous record for our block and 7% higher than the most recent sale.
I will have no hesitation to recommend you to anyone that is looking for an agent who follows up and goes beyond the call to get the job done.

I'm truly grateful to you for your outstanding effort in selling my property in Pittwater Road, Manly. I was apprehensive about selling, as I have lived here for a long time and the decision to finally move was protracted and difficult.
When I first met you (at an open house inspection you were conducting in Manly), I was impressed with your knowledge of the Manly area, your calm and confident manner and, most importantly, the way you dealt with the potential purchasers - you were friendly, yet professional, respectful, not pushy, and gave people the opportunity to inspect the property without shadowing them.
Once on board, you were always there. No question was too trivial (though, in hindsight, the sum of all the trivial questions may have deterred a lesser agent!), my concerns were discussed at length (ad nauseum, you might say), and I soon realised I had made two good decisions, firstly to sell, and secondly to have you to smooth the path for me.
You put up a great marketing campaign. The photography was excellent, my home looked fantastic on the net, in the Manly Daily, the signboard and the leaflet. Your feedback after each open house was much appreciated, both in its detail and timeliness.
Open houses were never a problem, and everything was always in order when I returned home. You even stowed my outdoor furniture and closed all the windows when rain was forecast and I wasn't due back for some time - great work!
Thanks also for your support on auction day. The process was smooth and professional, and you were there to answer any questions I had and keep me informed prior to auction commencing. Thanks also to your colleagues who attended on auction day - they were friendly and respectful, and helped to make the day less stressful than it may otherwise have been.

We are most grateful to Toby Hutton and his team of bright courteous and well presented sales persons who helped sell our property at the most stressful and busy period of the year - Christmas. We have lived in our house for over 37 years and both of us had sickness and knew it would be a successful time. In such a big and busy city as Sydney, with so much going on in everyone’s lives, it can sometimes be difficult to feel you have received the best service possible. When marketing a property, a vendor wants to feel special, that their property, possibly the largest investment of their lives, is something special, and that all the hard work they put into that property, be it maintenance, the memories it holds, managing for rental or simply choosing the right one and affording it, is to be rewarded when it is time to move on. This is what we felt was so wonderful about dealing with you in the sale of our unit in the Catalina’s block at Queenscliff.
Yes, you were able to achieve for us a record price for the block for that type of unit. But this is not the sum total of our pleasure. What was so important to us the whole time we dealt with you was that despite being a busy man with many other properties to look after (and even the birth of your first child during this time!) we never once felt like you were too busy for us or that we were not important. In fact we could have let ourselves believe you were only there for us and the rest of the world was on hold.
It was much appreciated that whatever query we had or any contact needed during negotiations, you kept us informed the whole way, both of your own thoughts as well as feedback, and whether by phone calls, texts or prompt email responses, we were never left wondering about anything.
Even more importantly, you found that perfect balance between professional and friendly. We always found you a pleasure to deal with personally with your cheery and confident personality, yet you still maintained that professional standard in all dealings that let us know our business was safe with you.

You did it. You got the numbers through, you followed up on every lead, reported back promptly and made the sale of our home as stress free as it could possibly be – even though we were 7 months pregnant when we decided to put it on the market. Thank you, thank you, thank you.
The idea of offering a set marketing fee was a big deciding factor in us going with you (apart from your charm and professionalism) and just looking at the amazing number of groups that came through your marketing clearly worked.
Right from the word go everything went smoothly. The photography was great, the signage looked brilliant, we were advised every week as to what time open home would be, you reported back to us after every open home and whatever the questions we threw your way you were able to answer. When we met you and discussed the approach to be taken to the sale and the all important asking price you will recall, we informed you of the net figures we wanted to receive after commission and advertising expenses. You said then that this was a challenge but this is what we are paying for. You also said you would work hard to achieve the best possible result.
Not only did the sale result in the net price we were seeking but in fact this was exceeded and, amazingly, in the two or three days immediately following the first open house. This was truly an incredible result and we are delighted with the service you have provided.

A little note seems hardly adequate to thank you for your contribution to our fabulous Christmas party on the weekend. It is difficult to put into words how very special this day is and how much it means to our families, except to say that when your Christmas’ together are limited you want to make the most of them. Around one third of the families that attended on Sunday were bereaved families – which says something very special about the community that Bears Cottage creates for these mums and dads, brothers and sisters.
I wanted to let you know just how our kids and their families, as well as the staff and volunteers of Bear Cottage, appreciated your contribution to our Christmas celebrations. Your donation of providing, at such short notice, a marquee for our Christmas party contributed to a fabulous festive event and kept our hard working catering team protected from the sun.
Every year we are overwhelmed by the generosity of people in supporting this event. This year we had almost 200 guests and still were able to run this event without spending any money dedicated to running the Bear Cottage. This is only possible through the immense generosity of people like you. Each year Christmas at the Bear Cottage gets better – and this year was incredible. This is largely due to the generosity of people such as you giving their time, talents and resources to put a smile on the faces of our precious children and their families.
Thanks so much for all of your ongoing support, hard work and thoughtfulness.

Firstly i would like to thank you on behalf of my mother and my aunt, for the swift and decisive marketing and sale of my aunt’s unit in Darley Road, Manly.
Initially we had reservations about employing someone so young, without a long history of marketing appraisal and sales in the Manly area. However we were delighted with the relatively short time taken to sell the property, at the price we were happy with.
