Liverpool tops NSW sales volumes as first-home buyers and rentvestors flood Sydney’s southwest

Liverpool has emerged as NSW’s busiest postcode for first-time homebuyers, topping InfoTrack’s latest quarterly Property Market Update covering 1 January to 31 March 2025[i].

The data confirms Liverpool has held the Number 1 spot for overall sales volumes for three consecutive quarters, cementing its status as a first-home buyer and rentvestor hotspot.

As such, Liverpool City Council is experiencing heightened interest from property developers looking to take advantage of the growth prospects of this region, with demographic resources publisher, .id (informed decisions), forecasting the number of dwellings in Liverpool City Council will increase by an average of 1,888 dwellings per annum to 125,035 in 2046[ii].

According to Vince Labbozzetta, Director of Raine & Horne Liverpool, affordability, infrastructure, and connectivity continue to drive buyer demand. 

“We’ve been flat out — especially with first-home buyers,” Mr Labbozzetta said. “Liverpool still offers value. You can find older-style apartments for around $400,000, which is less than what it costs to build new ones.”

To illustrate, Raine & Horne Liverpool recently sold a two-bedroom apartment at 4/3 Drummond Street, Warwick Farm, to a first-home buyer for $395,000[iii]. Another two-bedroom apartment at 4/85 Castlereagh Street, Liverpool[iv], went for $401,000 to a young buyer entering the market.

Mr Labbozzetta said first-home buyers travel across Sydney to secure more affordable housing in Liverpool. “We’re seeing buyers from all over Sydney,” he said. “While there are still plenty of local purchasers — like the buyer of 25/2 Riverpark Drive[v], who works nearby in Warwick Farm — more and more out-of-area buyers are looking to get into the market here because where they’re renting is just too expensive. 

“They’re being priced out of their current suburbs, and Liverpool offers a more realistic entry point. That said, even rents are on the rise here too.”

Mr Labbozzetta said Liverpool is also experiencing a wave of rentvestors — mostly first time investors chasing 5% yields and long-term capital growth.

“A lot of these buyers are first-timers,” Mr Labbozzetta said. Many still live closer to the city with their parents, but they’re buying in Liverpool as a more affordable way to enter the market. 

“Some plan to live in the property for the short term and then rent it out, while others are rentvestors from the start.

Mr Labbozzetta said several factors draw first-home buyers to Liverpool, including its proximity to the upcoming Western Sydney International Airport at Badgerys Creek.

“With the new airport on the horizon and planning underway on the FAST corridor linking the Liverpool CBD to Western Sydney International Airport[vi], and the Westfield redevelopment, Liverpool’s future is looking strong,” he said.

He believes the market is on the verge of another growth phase. “All eyes are on Liverpool. That creates demand—and demand drives growth. It’s all lining up.” 

A significant commercial centre itself, Liverpool’s growing appeal is also supported by its access to other key employment hubs such as Parramatta and Penrith, while it offers leading healthcare facilities, and major education providers, including Western Sydney University, the University of Wollongong, and TAFE.

“Liverpool has the infrastructure, services, and momentum. If interest rates come down again on 20 May, this market will shift into another gear,” Mr Labbozzetta added.
