Making the Most of Spring Selling Season

In real estate, Spring Selling Season is a key marker of the calendar. The warmer weather generally accelerates market activity and engagement, with higher inventory leading to more competition and an increase in sale prices. Understanding what Spring Selling Season is and the ways that you can maximise your property’s sale can be the difference between a good and a great result, so we have compiled some focus areas to maximise buyer appeal for your property.

  1. Spring Cleaning is key

The items that you might have hoarded for Winter won’t serve you well in the marketing of your property. Clear out all clutter, remove items that you don’t regularly use and consider a temporary storage unit for bulky items that you can’t remove.

Deep clean each room, including dusting surfaces, cleaning windows and blinds, dust the walls and remove any cobwebs. If you have been affected by mould with the recent rain, look into hiring professional cleaners to remove it safely. Don’t forget to clean and tidy the cupboards inside and out, as buyers could be nosy!

Make sure that the number of your property is clearly visible from the street. Trim plants surrounding it, and if there’s a light, ensure the globe is working so that it can be turned on at night. Ensure the outside of your home is maintained for the entire sales campaign, as potential buyers may drive by to see how the property looks at different times of day. 

Add some colour to the front garden with seasonal flowering plants, hide your garbage bins, trim any unruly plants, and sweep the path leading up to your property. Especially with jacaranda season incoming.

  1. Home improvement

Do a thorough inspection yourself and complete any minor home improvement projects that you notice in doing so. This can streamline the buying process if everything is taken care of before the new owners collect the keys.

These could include, fixing tiles, repairing pipes, doors, or gates. Replace any dim light bulbs and cracked mirrors or glass.

If you need tradespeople to address these issues, ensure this is in the works before your open home campaign.

  1. Style & Stage

Remove your family photos and personal items, and only keep neutral ornaments on display to show that the property is lived in.

Use your furniture to maximise the space and light in your home, keeping an eye on how the rooms work with each other. If your own décor isn’t maximising the space, look into storage for your own items and renting furniture and artwork from a home staging service.
