Selling Q+A's During COVID-19

You are our top priority, and as our world continues to rapidly shift, that is not going to change. To help you navigate these unprecedented times, we have put together answers to your most asked questions regarding selling your property during COVID-19. Our dedicated team are committed to helping you achieve your property dreams and are ready to chat about how we can make that happen today.

Can I still sell my property?

Yes, of course!

The team here at Raine & Horne Kurralta Park have a complete suite of agile and digital tools to facilitate a seamless and stress-free sale of your property. Even before the Government restrictions on social gatherings, our team have been conducting online auctions, sales by private treaty and of course providing virtual tours as well as private inspections.

Should you sell now or wait for a better time?

The best time for you to sell is the time that best suits your personal situation. While the current pandemic has brought about a lot of uncertainty, you need to consider that Australia does not have just one property market, and as such different regions will react in different ways.

Our team will be able to give you a comprehensive rundown on what the market looks like in your area and what the best options are for you at this stage.

Can I still get my property appraised?

Most definitely!

At present, we can visit your property to do this in person, or we can conduct your appraisal virtually using Facetime and video walk-throughs. Your experienced Raine & Horne agent will evaluate:

• The key selling features of your home
• Your location
• Current buyer demand
• Relevant market information
• Market trends
• Similar properties currently on the market, as well as comparable properties that have recently sold.

Your local agent will then summarise their results and provide them to you in a digital appraisal. Your appraisal will be accompanied by a comprehensive report on your local market, a suggested price guide for your property which is appropriate during this COVID-19 period as well as strategic suggestions on how we will obtain the best possible price for you.
Please note, all of our agents will strictly comply with all government social distancing and hygiene regulations before and during their visits.

How will you market my property?

We will work with you to build a bespoke marketing campaign.

Once a stand-out ad campaign has been developed it will be showcased on, via social media, across the widely used property portals, directly to our buyer database and via phone calls to our active buyers as well as via Google-based search platforms.

We will market your property across social media and search platforms using Amplify. Amplify is our exclusive marketing technology which utilises artificial intelligence to place ads for your property across Facebook, Instagram and the Google Ad network. Essentially, it is a hyper-targeted digital letterbox drop which shares your property with only those who have been actively searching for similar properties in recent days, weeks and months.

With screen time and social media browsing at an all-time high over recent weeks – around 16 per cent growth on Facebook and 12 per cent growth on Instagram – there has never been a better time to showcase your property on social platforms!

Contact us today for an obligation free discussion on how they can develop the best marketing campaign for your property during this time.

Can buyers still inspect property?

Government legislations have currently meant that we need to put a pause on the standard open home days; however, we have always and will continue to run private inspections. Appointment-only inspections can also be beneficial for your sale as generally those who take the time to book a private viewing are quite serious about making a purchase.

To prevent the spread and exposure, we have implemented the following practices:
• Private inspections and appointments only
• A person meeting limit. The number of people varies from state to state
• All agents, suppliers and visitors are required to complete a simple screening questionnaire
• Limiting personal contact. We’re not shaking hands, but we still want to say hello!
• Providing/requiring hand sanitisation before entering properties
• Requiring prospective purchasers not to touch anything when visiting a property
• Thorough cleaning of all door handles with disinfectant wipes before and after entering

How do virtual tours and digital inspections work?

Virtual tours and digital inspections are something that Raine & Horne have offered for many years now. We run open home inspections through social media streaming technology like Facebook Live to show properties and engage with prospective buyers in real-time.

How do online auctions work?

We operate our online auctions just as we would for a public auction. All interested parties receive a link and detailed instructions on how to register to bid ahead of time. As the auction begins, prospective buyers can log in to bid and watch via video link. They can then place bids as they would if they were there in person. For those who aren’t tech-savvy or are not able to get online, we also offer a telephone bidding option.

We will be able to give you more details about online auctions.

If I don’t want to sell at auction, what are my other options?

We always have and will continue to sell via the private treaty method. We are confident in our ability to achieve the best possible price for you using our negotiation skills and extensive database. We will be able to give you a comprehensive rundown on what this would look like for you – contact us today.

Can I still hire a removalist?

As of right now – yes! Removalists are considered an essential service and have had no government restrictions placed on them.
