Raine & Horne expands its New England footprint

June 24, 2020

Led by experienced agent, Nellie Hayes, Raine & Horne Armidale is an extension of the firm’s office in Glen Innes. Ms Hayes opened Raine & Horne Glenn Innes in November 2018.

“There was a brilliant opportunity to extend into new territory with the brilliant Raine & Horne brand, and I am excited to expand into my hometown,” said Ms Hayes.

Ms Hayes’s four children attend schools in Armidale, and the family lives just 10 kilometres outside the regional city. The Hayes families roots run deep in the Armidale region with a significant portion of their extended family also locals in the community.

“We have an extremely focussed and enthusiastic team assisting the expansion from Glen Innes, and we will soon be recruiting a dedicated team to operate in Armidale,” Ms Hayes confirmed.

The outlook for the market

Demand for Armidale real estate is reasonably healthy across several key markets, Ms Hayes noted.

“Properties priced between $300,000 - $400,000 are attracting a mix of first-time buyers and investors with plenty of enquiries originating from contacts in our database or our Amplify campaigns.

“For example, we sold a neat and tidy 4-bedroom brick house in Armidale for $345,000 to a first-time buyer.

“From that listing, we now have an extra 11 buyers in our database looking for properties under $400,000.”

Rural properties valued between $2 million and $30 million are also attracting buyer enquiries, Ms Hayes said. “We have a mix of buyers from family farmers to corporates seeking properties up to $30 million.”

The long-term health of the Armidale property market is supported by a diversified and stable economy that generates excellent employment opportunities.

“Headed by the University of New England, we have a strong primary, secondary and tertiary education sector,” said Ms Hayes.

“Besides, we have a strong agricultural sector headed by the beef and sheep production, while the recent relocation of the Australian Pesticides and Veterinary Medicine Authority (APVMA) has created hundreds of new jobs, and is another tick for the Armidale economy and property market.”

The invaluable support of Raine & Horne

Having the support of Raine & Horne was invaluable to Ms Hayes when she launched the office in Glen Innes, and now the brand will help deliver a rapid impact in the Armidale property market.

“Raine & Horne’s digital marketing tools such as Amplify and Digikit have enabled us to build market share quickly in Glen Innes, and it will do the same in my ‘home market’ too,” said Ms Hayes.

“Raine & Horne provides us with marketing tools that are on the pulse, flexible and up-to-date.”

She continued, “We have successfully used Amplify Australia’s most advanced digital advertising platform in Glenn Innes that puts local properties front and centre with Australian and international buyers by identifying their online behaviour and profile,” Ms Hayes explained.

Developed exclusively for Raine & Horne, Amplify uses Facebook, Twitter, Instagram, and the Google Ad network to target more active and passive buyers who are increasingly using social media platforms.

“Amplify is a real game-changer for Armidale and our vendors as it is putting property listings in front of many more eyeballs not only in New England but right across Australia and globally,” said Ms Hayes.

“Our competitors just can’t compete with the enquiry levels that a property promoted through Amplify can generate.”
