PEST AND BUILDING INSPECTION. DO WE REALLY NEED THEM?

The simple answer is YES.

If you are buying a property, particularly a house, you should always obtain a pest and building inspection report before you sign the contract.

What is a Pest Report?

A pest report is a document prepared by a professional who has inspected the property you wish to purchase and which sets out any signs of current or previous issues with pests including termites.

What is a Building Report?

A building report is a document prepared by a professional who has inspected the property and which sets out any defects in the property (that are visible at the time) as well as areas which require maintenance and repairs.

Why do I need them?

Almost all contracts state that you buy the property in its current state and condition and you have no recourse to the seller if something is uncovered once you (or your tenants) move in.

 They are also a good bargaining toll when it comes to price!
