Finding the right tenant
Tenancy selection is crucial to ensuring the performance of your investment. It’s safe to say that maximising your rental income is more readily achieved by selecting quality tenants than it is by undertaking expensive renovations or striving for unrealistic rents. We minimise the risk by ensuring all prospective tenants comply with our comprehensive checks on matters such as identity, employment, former tenancy history and much more. Ultimately, the choice is up to you, but our aim is to secure the best possible tenant for your property. Our goal is to secure the highest rental return from the most suitable tenant.
We will conduct regular open homes and private viewings where possible and strive to ensure that no prospective tenant enquiry is ignored. Ultimately, the more tenants that view the property the greater the selection of candidates to choose from.
Once you have approved a suitable tenant for your property, your property manager will ensure all the relevant tenancy documentation is executed.
These documents include:
- Residential Tenancy Agreement
- Condition report
- Bond Lodgement forms
- Other documentation per the terms of the lease
Once the documents have been prepared, arrangements will be made with the tenant to have the lease agreement signed. The on-boarding of a new tenant is crucial to ensuring the tenant fully understands their obligations associated with renting and maintaining your property.
Exclusive tenant match
We have one of the largest active tenant databases in the area. We conduct a ‘tenant match’ within our database of prospective tenants for every property we list for rent. We identify suitable prospective tenants by matching their requirements with the property we have listed. We send e-brochures of the property to all matches within our database ensuring the right people are looking at your property.
Open home manager
We use an online booking tool which handles property enquiry instantly, 24/7 – and confirms open home times with tenants automatically via email and sms. Whenever we list a new property for rent, this application automatically notifies interested parties of the new listing and it’s inspection times. By providing live data on the number of enquirers who have booked an inspection time or who are waiting for an inspection time, we are able to target tenants that are ready to rent a property asap, minimising vacancy. It also tracks the status of all applications that have been submitted to the office.
