Congratulations on your approved application for your new rental home. Raine&Horne Northern Suburbs is excited to welcome you as a tenant.
We know that moving into a new rental property can be a stressful and busy time for most, so we will endeavour to make the process as smooth as possible for you.Here’s what you can expect;
Paying your Holding Fee and Signing the Lease
- Deposit/Rent payment – You are required to pay two weeks rent to secure the property for which you will receive a receipt. This payment should be made as soon as possible. Your Raine&Horne Property Manager will advise you of your payment method options via email if you haven't received this already.
- Bond – Once your deposit is paid you will be advised the amount due for bond which must be paid prior to moving into the property. Bond is paid direct to MyBond
- MyBond will send you an email to set up your account if you don’t already have one. Please note that the keys will not be provided for the property until the bond is paid in full.
- Lease Agreement – All tenants listed on the Lease Agreement must sign the required paperwork. This includes the Lease Agreement and any other agreements etc. You are required to read these documents carefully and you are welcome to ask any questions.
Upon signing the lease with Raine&Horne Northern Suburbs, you will receive the following:
- A fully signed copy of the Lease Agreement
- 2 copies of the condition report
- Keys to the property (note: this will only occur if the above takes place on your lease start date)
- A copy of the By-laws if you are moving into a strata unit complex
Bond/Security Deposit
You will be provided information in the welcome email sent to you at the beginning of the tenancy which outlines how to pay your bond through My Bond. Your bond (also known as security deposit) must be paid prior to the start of your tenancy and is held for the duration of your lease. At the end of your tenancy a claim, signed by both yourself and this agency, is submitted to MyBond which authorises the release of your bond.
The fulfillment of your responsibilities under the terms of the lease agreement, and the condition in which the property is left at the end of your tenancy, will determine if any claim is made against your bond. The property is to be left in the same condition as it was found at the start of your tenancy, as detailed in the Condition Report, with the exception of fair wear and tear.
Utility Connections
Service and utilities connections are a tenant's responsibility to arrange and cover any associated costs. Of course, you are free to organise connections yourself and approach any service provider of your choice but, we have included below the contact information of some well-known companies, for your convenience.Condition Report
You will be provided with a Condition Report (often including photos) that details the condition of the property at the start of your tenancy. This report is used to compare the condition of the property when you vacate (with the exception of fair wear and tear) so, it is important and within your best interests to check this report thoroughly and make any notes/changes that you feel necessary. A signed copy of this report must be returned to our office within 5 days.If the Report is not signed and/or returned to our office, it will be assumed (in a legal capacity) that you agreed with all aspects of the report as it was provided to you. If you have any areas of concern regarding the cleanliness or fixtures/fittings of the property at the start of your tenancy, it is important that you raise these with your Property Manager immediately to avoid any discrepancies when you vacate.
Removalist and Parking
Should you be moving into a strata unit complex, there may be some arrangements to be made with the building manager prior to moving in. Should this be the case, your Raine&Horne Northern Suburbs Property Manager will advise you. You are also welcome to contact the Strata Agent directly to seek further information.
Parking will depend on the property, some may have off street parking available (driveway,carport, garage etc.), some may have designated spaces (unit/apartment buildings, car parksetc.), and others may have street parking only. Please ensure that you are mindful of parking restrictions and other residences, if applicable, when parking your vehicle. If you are in a restricted or metered parking area, you might like to make some enquiries with the local council regarding permit parking.Keys
At the start of your tenancy, you will be provided with a Master set of keys for the property. You are free to have as many copies cut as you wish however, this will be at your own expense and all keys, including any additional keys cut, must be returned to our office at the end of your tenancy. Our office will often keep a spare set of keys in case you ever lose your set or, lock yourself out. Spare keys are available for you to borrow during our standard business hours only. Anything outside these hours would require a locksmith at your own expense. If any keys are lost during your tenancy and/or are not returned, you will be liable for the cost of replacement.Tenant Contents Insurance
We strongly recommend that tenants obtain contents insurance. It is important to note that should your goods be damaged or destroyed by circumstances affecting the owner’s property, they are not insured by the owner. (i.e. fire, storm damage, power outages etc)
Example One: An electrical fault in the building starts a fire and the property is destroyed. Your possessions will not be covered by the owner’s insurance.
Example Two: You are away on holiday and the power cuts out due to an electrical fault in the building. Your return home to find your fridge/freezer goods spoilt. The owners insurance will not cover your fridge/freezer goods.
In all cases above, quality tenant contents insurance should cover your goods for these given examples. Please check with your insurer, however, for the cover they can provide you.
