PRESENTING YOUR HOME FOR SALE

Street appeal is very important in preparing your home for sale, here at Raine & Horne Oakbank, we are driven to help you achieve 'maximum attraction' presentation. 

As you can imagine, if someone is driving past your home and they notice a For Sale sign, there is only a very small window for them to make a decision whether they want to look inside the home.

You want to make people interested enough to say “yes” I want to see more.

To get a few ideas as to improvements that can be made, walk across the other side of the road and look back at your property.  Try to be very critical and work out what looks great, what needs replacing, what needs to be removed and what needs to be fixed.

 

Remove Articles Intrusive To The Eye: Tidy or remove garden hoses, door mats, children’s toys, and ornaments.  Remember “less is more”!  The more articles laying around the yard that are unnecessary, they more they change people’s focus.  The focus is on the articles not your property.

 

The Front Garden:  The garden is one area that cannot be overlooked!  A garden can make or break a sale.  The lawn needs to be cut and edged.  If there are any hedges, make sure they are all trimmed.  Weed garden beds and rake leaves.  Cut branches and trim shrubs if the house is not visible from the street.

Remember – if you aren’t a green thumb and this sounds all too much, there is an option of employing someone to do this.  The money spent will be well worth it in the long run!

 

The Letterbox:  If the letterbox is rusty , falling apart or on a lean it is unsightly.  Years of being out in the weather takes its toll.  If it can be repaired and made to look new again, go right ahead, but the best option would be replacement.  The designs are endless and can make a huge difference to the appearance from the street. 

 

Lighting:  Whilst your property is on the market, it looks great from the street to see the house lit up at night.  Lights in the garden also give a wonderful effect. It gives a warmer feeling to the property which is more inviting. 

 

A Welcoming Entrance:  Make the entrance to your home welcoming to prospective purchasers. A small table and chairs with a plant on the table or if you prefer an outside candle, and new cushions for the chairs will create a great ambience and start the inspection of the interior off on a good note.  Also, some large post with well kept plants can also make an impact at the entrance. 

 

The Front Door:  If your front door is looking tired, jazz it up with a coat of paint. If your screen door has holes in it, replace the screening for full impact.  Timber fascia’s can also look tired if the paint is peeling.  Again, some sanding and a coat of paint will make a huge difference. 

 

Decking:  Weathering and wear from foot traffic can soon make a decking look less than attractive.Refinishing the decking can make a dramatic change to its appearance.  As a prospective purchaser, the less work required when moving into a property makes a big difference as to whether they purchase or not!

 

Clean surfaces from cobwebs and grime and by now the front of your property should be looking wonderful!!
