RENOVATING/STYLING FOR PUTTING YOUR HOME ON THE MARKET

Here are some basic tips that you should think about when looking at renovating or styling your home for the market

Street Appeal

The front garden can really set a home off, new mulch and neatly cut bushes and or hedges will add appeal. Rake up fallen leaves and sticks and make sure weeds are pulled and lawns mowed – I cannot emphasis enough how true the expression is - First impressions do count!

 

Interior and Exterior Painting

One of the most effective ways of revitalising the appearance and appeal of your home is by simply repainting. Keep in mind, loud and bold colours will put many purchasers off, and will promote negative attention from those who will be discounting value based on having to re-paint.  A clean slate of neutural tones is the safest bet (namely white) – If you want to add colour – do this with features that you own such as paintings, cushions, a throw rug, healthy indoor potted plants and or a display of cut flowers.

 

Kitchen

This area is usually the ‘heart of the home’. It is essential to provide a neat and clean space. Kitchen benches are food preparation areas, therefore discoloured, scratched or chipped and stained tops will deliver far less appeal than a neat top in good order. If your cupboards are in good shape but your bench top shows signs of wear and tear, hire a chippy to measure and instal a new top (remember – think light and bright!).

 

Bathrooms

Ideally a clean, and modern bathroom will attract good interest. Make sure you put the effort into cleaning the grout lines, silicoln and shower screen – mould and calcium build up are not a good look! If you find that the grout and or silcoln is ‘too far gone’ and the discolouration is impossible to rid – it would be a good idea to hire a tradie to re-grout and re-silicoln in an around the shower and or bath – if the tiles are in good shape you will not have to remove any. You will be amazed at how effective this is for re-vamping a tired bathroom. If re-tiling however, stick to light and bright colours – and a tip – the larger the wall and or floor tile, the quicker and less ‘fiddly’ the job will be.

Pets

Many of us love our pets, but believe it or not – not everybody loves animals (or their odour…)

Be aware of pet smells in your home. It can be incredibly off putting to visit a home with ‘animal’ odour. Try and open as many windows as possible and purchase a quality diffuser that can lightly cover any pet smells. Most importantly – ensure regular removal of any backyard bundles left by your four legged friends…     

 

Style

I highly recommend hiring a professional home stager. A staged home will appeal to many more buyers with ‘on-trend’ furnishings, it will help critical buyers connect with the use of space in the home and create a welcoming effect. If you cannot afford to professionally style your home with hired furniture, ask your agent to help you decide what needs storing and how best to present and de-clutter. Real Estate Agents inspection dozens of homes each year and can often advise you of less desirable furnishings and clutter.

 

A well presented, well maintained home is not only selling a roof over someones head, it is selling them a lifestyle, a feeling of ownership, love and belonging to a place – if you can improve that connection with purchasers via your homes offerings, you are well on your way to a quick sale (providing your price is in line with Market expectation – but that is for another blog…)
