Frankston is the largest city on Victoria's Mornington Peninsula. Due to its geographical location, it is often referred to as the ‘Gateway to the Mornington Peninsula’.

Statistically, Frankston is considered part of Greater Melbourne and is primarily suburban and residential. Melbourne’s skyline, 39km to the north-west, is visible from the Frankston CBD.

Frankston is generally a leafy suburb, with some natural heritage elements. There is little multi-story development but due to its position as a gateway to the Mornington Peninsula, Frankston has been designated a ‘transit city’, which will increase focus on multi-story residential development.

House prices in Frankston have risen over the years but the suburb remains one of the more affordable in the greater Melbourne area. Most areas of Frankston comprise traditional quarter-acre blocks. Some apartments and flats are centred in areas close to the CBD. As Frankston is the southern-most suburb of the greater Melbourne area and the ‘gateway to the peninsula’, it is well serviced by both road and rail.

The suburb has several retail centres, with the Frankston CBD (between Nepean Highway and the Frankston railway station) the retail core, containing a major regional shopping complex as well as street shopping, restaurants, bars, pubs and nightclubs. There are two major shopping complexes housing cinemas, home and trade stores, gymnasiums, pubs, restaurants, as well as the usual department stores, supermarkets and speciality stores.

Frankston has early childhood, primary, secondary, TAFE (vocational) and tertiary education. There are several government and private primary and secondary schools, as well as the Frankston Campus of the Chisholm Institute (TAFE) and the Peninsula Campus of Monash University. Frankston High School is considered one of the most elite government schools in Victoria. Admittance is based on residing in the designated ‘FHS zone’ of the school.

There are four hospitals - Frankston, Frankston Private, St John of God Rehabilitation and the Peninsula Private. A large concentration of medical-based businesses are located close to Frankston Hospital.

The suburb has several theatre venues, council-operated and private art galleries, as well as many public art pieces (mainly around the Frankston CBD).

There is a vast array of sporting facilities for Australian Rules, basketball, golf, lawn bowls and more. Frankston also supports several community level clubs for Australian Rules football, cricket, golf, basketball, netball, soccer, tennis, baseball, hockey, badminton, volleyball, gymnastics, athletics and croquet clubs. Frankston boasts one of Australia’s largest public skate parks.
