Moving into your property

Congratulations on finding your new property!

We know that moving can be a stressful and busy time at best, so we will endeavour to make the process as smooth as possible.

Here’s what you can expect;

Paying your Bond, Initial Rent and Signing your Tenancy Agreement

Rent & Bond Payment

Once your application is approved you will be required to pay funds and sign your Tenancy Application paperwork within 24 hours of application approval, so we can cease marketing and showing the property.

A total of six (6) weeks rent is due, consisting of the first two (2) weeks rent and four (4) weeks rent for the bond. Once funds are received into our Trust Account, you will receive a trust account receipt and the Bond will be lodged with the RTA (Residential Tenancies Authority) who hold funds until the tenancy is finalised. The RTA will email you details about your Bond, as well as a receipt for payment

Tenancy Agreement

All tenants listed on the Tenancy Agreement are required to sign the paperwork. This includes the Tenancy Agreement, Bond Lodgement Form, Rental Arrears Procedure etc. You are required to read these documents carefully and it is recommended that you clear up any queries prior to signing.

Utility Connections

It is the tenant’s responsibility to ensure that power, gas (if applicable), phone, internet, etc have been connected prior to moving into the property. However, if you don’t have time to spend waiting on the phone setting up your accounts, we can assist with the help of myConnect, a free service that will do the waiting for you! Please speak to your Property Manager for further details. 

Removalist and Parking

Should you be moving into a unit complex or building, there may be some arrangements that need to be made with the building manager prior to moving in. Should this be the case, your Property Manager will let you know who to contact.


Keys will be supplied on the commencement date of your tenancy and a hand over will be done at our

Entry Condition Report

The Entry Condition Report will be supplied at the key handover and is the most important piece of tenancy documentation! This comprehensive report notes all the inclusions of the property, as well as the property condition when you move in. As per RTRA legislation, you have three (3) days to complete and return the report.

Tenant Contents Insurance

It is crucial that you obtain your own tenant contents insurance.

Should your goods (contents) be damaged or destroyed by circumstances affecting the owners property, your contents will not be insured by the owner. (i.e. fire, storm damage, power outages etc).

Please check with your insurer for how they can provide cover for you.
