Agent’s 7th heaven as market booms

Real Estate agent sells seven homes in seven days, amid Darwin real estate bounce-back.

A DARWIN real estate agent has sold seven properties in as many days, in the latest sign of strong sales activity in the Top End property market.

Raine & Horne Darwin sales consultant Adam Gulliford sold seven properties last week – the equivalent of one a day – in an unusually high bout of sales.

The sales included a range of different kinds of properties, from a one-bedroom, one-bathroom apartment in inner city Darwin to a family sized house in Palmerston.

“One of the properties I sold in Palmerston last week went for $26,000 above the asking price, so that gives you an indication of the kind of interest we’re seeing,” he said.

“And I had another property in Woodroffe, which was one of cheapest homes for sale in Darwin at the time. I had three offers at the house and then sold it on the day above the asking price.

“Everyone’s aware that prices are going up so they’re wanting to jump on a property as soon as possible.”

He said a mix of first homebuyers and investors were driving the demand.

“There are a lot of interstate and local investors and they’re looking for cheaper properties that are fantastic investment opportunities with good growth and rental returns,” he said.

“We’ve got people inquiring on properties while stuck in Victoria or Tasmania, and they’re wanting to do virtual viewings on properties and put offers in sight unseen.

“We also have first homebuyers that, if there was a second shutdown, they wouldn’t want to be stuck … It seems to have brought their timeline forward a little bit, to jump on and grab a home.”

Elders Real Estate Darwin sales representative Derek Hart, who is currently the NT’s top-selling agent, has sold 58 properties so far this year – 10 more than his 2019 total, with two months still left to go – and sold six of his last 10 sales at their first home open. He said with buyer demand so high, the only thing preventing agents from selling more properties was a lack of stock. “There was more stock before COVID, because people are less transient now,” he said. “If I had the same amount of stock as before COVID, I could be selling 80 or 90 properties (for the year).”
