Home upgrades are a great way to boost the resale value of your home. If you are thinking about selling your house, you should be considering some upgrades before commencing marketing. We have listed a couple of minor upgrades that are not too expensive but can really make a huge impact on both the street appeal of your home, as well as its value on the property market.

Painting your home is one of the most cost-effective upgrades with the most impact. You can choose to paint your home on a budget and do it yourself or save time by paying a professional painter. 

Freshen up your home by painting the front door, chipped or peeling paint on verandahs, window sills, and ceilings or entertaining areas and fences. Areas that look weathered from exposure to sun and moisture will be given new life by just a simple coat of paint.
Choose to upgrade with the same colour palette or change your colour. By selecting an on-trend neutral colour will not only modernise your rooms but will also allow the potential buyer to imagine their own belongings in the space.  Neutral light colours also enhance a room by making it feel lighter and bigger.

Flooring 
Flooring is one of the biggest blank surfaces in your home. Upgrading your floor will not only add value but make your home feel instantly clean and well looked after to the eye of the buyer.  

If budget is not a concern you should consider flooring that will stand the test of time but look modern.  If you are renovating on a tight budget choose one that looks nice and feels comfortable underfoot. Replacing dirty, marked, or scratched flooring with something easier to clean will save you time. 

Whatever you choose remember that if you don't like the flooring you probably won't feel comfortable in a room. Flooring can enhance each space. A lighter colour flooring will create a bigger looking space and styling this area to be a breeze.  A darker colour will draw a room in making the area feel smaller, styling this room will need more thought and lighting should be considered.

You will also need to keep in mind what each area is used for and how much traffic that area will get. Is it going to have kids running through with wet feet? Will the floor scratch easily from pets? Will it be hard to heat?  Will it be cold underfoot and how easy will it be to clean?

First impressions last so if your home has street appeal it will definitely grab attention and entice buyer inquiry.
A well-maintained lawn and garden will increase a property's value and desire.

Laying a good quality turf is a simple upgrade. Having a nice and tidy lawn that is easy to maintain will be a positive for any buyer. You need to consider sunny and shady parts of our yard and choose plants that are hardy and suitable for our climate. Plants that also don't need a lot of water will save you time and money.

Popular trends for outdoor areas at the moment are built-in barbeques, vertical gardens, and firepits. Creating separate zones in your outdoor area will allow the buyer to visualize how they will use the space whether it be entertaining, sitting, playground space, pool areas, or storage.
