Landlords

Thank you for considering Raine & Horne Wetherill Park to manage your investment property portfolio.

Our property management division will assist you in locating the best tenant for your property in the least amount of time possible. Our thorough screening application process ensures that all boxes are ticked and your tenant’s application has been approved by you before any deposits are taken. Allowing you to review the applications means that you are well informed of who is entering your property and reassurance that your agent has effectively done their job to your expectations.

Once your tenant has settled in, our skilled property managers will arrange a time with your tenant and yourselves to inspect the property after the first three months. We believe this is important to establish whether your tenant is maintaining the property to our satisfaction prior to the second half of their lease expiring. This will allow us to make an informed decision on whether we wish to extend the tenants occupancy or serve the relevant notice for vacant possession.

Following their first inspection we will conduct routine inspections every 6 months, of which you will receive a detailed report along with photographs. We will review the rent every 6 months at our routine inspections and notify you as to whether we believe an increase is necessary.

All repair notices are notified in writing by the tenant and immediate action is taken and communicated with you before work has commenced. We have a reliable and dedicated team of tradespeople who we have used for many years and their workmanship as well as pricing is second to none.

Our office has a zero tolerance for rent arrears. Any tenants who fall into this category will be acted upon even if they are 1 day late with their rent.

All bond inspections are dealt with great care to ensure that the landlord receives their property in the condition it was in when the tenants moved in, besides usual wear and tear. Your tenants are provided with enough information prior to them returning keys to avoid any delays with the refund of their bond and any possible deductions due to any unsatisfactory items that come up at our final inspection.

“We hope this information was useful and look forward to meeting with you to discuss our workflow processes in more detail.”
