Innovative digital listing tool wins over Millennial vendors

A Millennial couple have commissioned Raine & Horne Green Square to list and sell their modern, two-bedroom Waterloo townhouse after being impressed by the global property firm’s ground-breaking appraisal and listing application, Digikit.

Digikit is a digital listing platform, exclusive to Raine & Horne that enables property managers and sales agents to create tailored, professional digital marketing documents seamlessly, which are sent to potential vendors, investors, and landlords with the click of a button.

“A large number of vendors are becoming more and more adamant we shouldn’t arrive for a listing meeting armed with folders filled of paper and pamphlets,” said listing agent, Trevor Back, Principal of Raine & Horne Green Square.

“While I never overload clients with marketing paperwork, we are finding Millennial-aged vendors increasingly want all their information provided electronically. Typically listing and appraisal presentations that are electronic and look impressive have a better chance of winning over younger consumers.”

Assigning the successful listing of the immaculately presented townhouse at 20A Amelia Street, Waterloo entirely to Digikit, however, is challenging to quantify noted Mr Back. “Digikit helps to differentiate us from our competitors.” Previously, the Green Square firm used the digital listing tool significantly to support its property management business.

“The vendors expressed to me they were impressed by receiving an electronic presentation rather than folders full of marketing materials. They expressed that they much preferred receiving the Digikit and I feel that it certainly helped win this listing,” Mr Back declared.

The Waterloo townhouse is expected to sell for $940,000, and the two-bedroom, two-bathroom property that has one car space is expected to appeal to upgraders seeking a move from a first home and who need extra space, instructed Mr Back.

On the property management front, Digikit has won Raine & Horne Green Square property management business, as well as shaving many hours from the time taken every month by Business Development Manager, Katherine Lawson to generate proposal documents for landlords. 

“From a business development standpoint, the Digikit dashboard shows Katherine the aspects of the proposal that interests a landlord. This helps her prepare for follow-up calls for any issues prospective landlords might have,” notes Mr Back.

He adds, “If an agent, a property or business development manager takes the time to invest in building a Digikit proposal document appropriate to their specific marketplace and a prospective client’s needs, there is fantastic value in adopting the platform.”  

Looking ahead, Mr Back expects possible changes to negative gearing and the capital gains tax discount might attract investors back to the Green Square market.

“We’ve fielded more enquiries from investors who haven’t been in the market for a while since the recent Budget announcements and the Opposition leader’s reply confirming that negative gearing and the capital gains tax discount will be scaled back if elected.

“We expect the prospect of any changes to the way investment properties are taxed will encourage investors to make a move if we have a change of government, and before the proposed 31 December deadline.”
