Bardwell Park agent named among Australia’s best by leading property magazine

Four Raine & Horne agents listed in Top 100

Steve Lembidakis, Co-Principal of Raine & Horne Bardwell Park, has been named by leading property publication, Real Estate Business, as one of Australia’s leading real agents and the best in Sydney’s St George region, in the recently released Top 100 Agents 2013 list.

Raine & Horne was also represented by Andrew Sorensen, Principal of Raine & Horne Charmhaven, who made the list last year, and sold 133 properties in 2012, the sixth largest haul by an agent featuring on the list.

In February, Real Estate Business named Raine & Horne Bardwell Park among its Top 50 offices for 2013, based on performance and efficiency.

According to Mr Lembidakis, Raine & Horne Bardwell Park is continuing its winning ways in 2013 with an auction clearance rate above 85% and an average of just 25 days on market, compared the market average of 62 days for Bardwell Park, according to Australian Property Monitors (APM).

According to APM, house prices in Bardwell Park have climbed by nearly 10% in the last 12 months.

“Bardwell Park’s stock levels are 30% lower than May last year and as a result there has been fierce competition for homes over the past 12 months.”

For example, Mr Lembidakis sold a three bedroom Californian bungalow at 9 Dawson Avenue, Earlwood, under the hammer for $1.275 million, after spirited bidding from 18 registered parties.

“This property needs renovating, and went to auction with expectations around $1 million, so we achieved a sale price which exceeded everybody’s expectations.”

Mr Lembidakis added that the unique position of Bardwell Park, which is bordered by Earlwood, Bexley and Kingsgrove, has made it popular with buyers unacquainted with the St George region.

“Bardwell Park sits right on the border of St George and the inner west and over the last year, buyers from suburbs such as Drummoyne, Petersham and Balmain have made the journey south in order to achieve more bang for their buck,” said Mr Lembidakis.

APM data reveals the median sale price for a Bardwell Park house is $805,000 compared to $844,000 in Petersham and $1,085,000 in Balmain.
