BUYING AT AUCTION
Purchasing a property is a big decision and sometimes buyers see auctions as a daunting process. Auctions play an important role when selling properties in Bathurst and it’s important to feel comfortable and prepared when bidding.
Before you bid at auction you must understand the process and satisfy yourself about all details relating to the property. If you are the highest bidder and your bid is accepted, you are obliged to purchase the property. If buying at auction you should have done the following;
- Decided on a definitive upper limit that you are prepared to pay
- Conducted inspections
- Had legal documents checked by your solicitor / conveyancer
- Had finance pre-approved
- Obtained a Pest and Building Report
- Organised payment of deposit on the night
In order to bid on the night, you will need to register. This is very straightforward and all you need is photo ID, either a passport or driver’s license. Once your details have been recorded, the agent will give you a bidder’s number which you hold up for the auctioneer when you place a bid.
If you are bidding on behalf of another person, a letter of authority must be provided, even if that person is attending the auction.
It is helpful to attend similar auctions in the weeks leading up to your auction, to familiarise yourself with the process.
