Counting on Monte Cristo to sell at auction

Tamworth, NSW (22 June 2017) A rare irrigation property outside of Tamworth, in north-west NSW will go under the hammer in July and is expected to sell to a member of the farming community, according to leading property group Raine & Horne.

 

 

 

The auction of Monte Cristo, a 36-hectare property at 752 New England Highway, Nemingha, will be held onsite on Thursday 6 July. The auction will be managed by selling agent Rebecca Knight of Raine & Horne Tamworth.

 

“Whether it’s acreage or a house in a regional growth centre such as Tamworth, for sellers an auction creates a more urgent response from buyers to the marketing campaign, as well as significantly reducing the time it takes for a property to sell,” said Angus Raine, Executive Chairman, Raine & Horne.

Previously there was some trepidation about the auction process among vendors in Tamworth and regional areas, according to Ms Knight.

“Some vendors needed to be convinced that a sale of a property under the hammer could achieve the highest returns given the tight marketing timeframes,” said Ms Knight.

“This view is changing thanks to Tamworth’s increasing economic growth, and the maturation of its real estate market, which is reflected by more vendors choosing to take properties such as Monte Cristo to auction by means of a 4-week marketing campaign.”

The property was acquired by the Crawley family in 1949 and by Michael Crawley in 1963. Starting from scratch, Mr Crawley transformed the property into a highly productive lucence farm. He also named the property ‘Monte Cristo’ in keeping with a family tradition.

 

Since 2003, Monte Cristo has been utilised for fixed farming. It offers its new owners the potential for horticultural crops and lambing as it is well resourced with town water and irrigation. 

 

“The location of Monte Cristo with a frontage to the New England Highway between Sydney and Brisbane means it offers a great business opportunity to an owner-occupier or investor,” said Ms Knight.

 

The spacious 2-bedroom weatherboard house on the property has been tastefully renovated by the current owners and comes with a modern kitchen and bathroom, an open-plan lounge room and dining area, a wood heater, new carpet, sunroom, and external laundry with a second washroom.

 

“This property has already attracted enquiries from buyers who are interested in land banking the property or farming,” said Ms Knight.
