Crows Nest agent recognised at prestigious awards

David Hill, proprietor of Raine & Horne Crows Nest, was named a creditable fourth in the highly competitive Top Salesperson (number of sales) at the 2009 NSW/ACT Chairman’s Awards, held at the Four Seasons Hotel, Sydney on Saturday 27 February 2010.

Mr Hill, who finished ahead of about 1000 Raine & Horne agents in NSW and ACT, attributes his strong showing to a great deal of hard work dealing with high numbers of prospective buyers.

“The Lower North Shore was a good market for first home buyers and any properties we had on our books sold fast," Mr Hill said.

"The skill, for an agent in this market, was giving efficient, honest information to  buyers so they could make decisions quickly.

“The entry point for Waverton is $400,000 to $650,000 for one and two bedroom units and we can sell them within a week.

Last week, Raine & Horne Crows Nest showed 93 groups through a two bedroom apartment, issuing 19 contracts and collecting 12 genuine offers.

“It sold for $30,000 more than expected,” Mr Hill said.

“Waverton is one of the North Shore’s best kept secrets. It has little local shops such as butchers, boutique bottle shops, supermarkets and cafes, while it’s just three stations from the city or a great harbour walk to North Sydney, yet no one knows about it.”

“In Waverton, a home selling for $2.5 to $3 million is probably worth closer to $4m or $5m a few away in other lower North Shore suburbs.

“We are regularly hosting 70 to 90 groups through our open homes and we’re averaging around $30,000 more for entry level homes than in December 2009.”

Mr Hill is confident that the lower North Shore property market is set for a strong 2010.

“It’ll be a great year to be selling into the market and even though the banks are making it hard for buyers, there are still plenty of them.”
