Demand for entry-level family homes rocks on in Perth’s south west

The sale of entry-level homes in suburbs such as Rockingham and Baldivis in Perth’s south west are bucking the general WA real estate market trend, according to Paul Curran, Principal of Raine & Horne Rockingham Beach.

“Baldivis for example, is consistently ranked as one of Perth’s best-selling suburbs south of the river,” said Mr Curran.

Over the past fortnight, almost 20 properties have sold in Baldivis, according to data from the Real Estate Institute of WA.

“This is fairly normal for Baldivis and it’s the entry-level market that is turning over with the greatest speed thanks to consistent first home owner demand and our region’s excellent housing affordability.”

In Baldivis, it’s possible to secure a 4-bedroom house, which is less than 5 years old, for under $400,000, according to Mr Curran.

To illustrate, Raine & Horne Rockingham Beach recently listed 54 Mennock Approach, Baldivis – a 3-bedroom, 2-bathroom home with a double lock up garage for $379,000.

“This property demonstrates why we have a relatively healthy first home buyer market in Rockingham,” said Mr Curran.

“It is well-priced and is located in a very central location just a short stroll to the expanded Baldivis Shopping Centre – it’s also close to the Kwinana Freeway that gets you into the Perth CBD in 40 minutes by car.

“With healthy first home buyer demand, the upshot is that if you’re looking to upgrade to accommodate a growing family and the current home is too small, the good news is that now is a great time to sell it.

“If you own an entry-level house in Rockingham valued at less than $400,000, you’ll be surprised by how quickly properties in this price range are selling.”
