What will happen if we have purchased a property and need to conduct our final inspection?

If you have purchased a property and are due to settle during this lockdown period we are able to facilitate your final inspection while adhering to the DHHS requirements of social distancing. While on site our staff and clients will be wearing marks, gloves and ensuring that all surfaces are thoroughly cleaned upon entry and exit.

How do we return our keys if we are vacating our property?

Tenants that are vacating a property can continue to do so under these new restrictions. We will arrange contact-less handover of keys while onsite at the property as well as hold the vacate inspection at the same time. If the tenant is required to attend to some minor cleaning, they will still be able to do so.

Are trades and cleaners able to assist during these times?

All vacate cleaners, tradesmen and carpet cleaning companies can assist during the vacate process.

How do we collect keys for the start of our lease?

Start of leases are relatively the same, the new tenant will be met at the property and contact-less handover will be held on site. As you are all aware our documents are completed via Docusign so there is no requirement for us to meet in person for the finalisation of leases and other paperwork.

If the property is for lease are, we able to arrange and hold inspections?

At present no on-site inspections can be held. Prior to the lockdown we attended all properties for rent and sale and filmed a virtual tour in order to show prospective clients during this period. If the tenant is happy to accept a property from the virtual tour as well as the marketing photos, they will be required to sign a ‘Sight Unseen Acknowledgement’ advising that they have accepted the property without attending a physical inspection. This document will be shared with the landlord upon signing.

What happens if I have a maintenance issue at the property during stage 4 restrictions?

At present we are only able to facilitate urgent maintenance requests. Please contact your property manager and advise of the issue and we will then arrange for the tradesmen to attend.
