Hidden property gem Bexley set for a robust Spring selling season

With the Spring selling season fast approaching, James Pratt, Director of Auction Services, Raine & Horne has nominated Bexley in Sydney’s St George region as a suburb to watch.

“Auction clearance rates in the St George region, which includes Bexley, have been very consistent for the first half of winter at about 75%.

“It therefore makes sense that suburbs such as Bexley, Rockdale and Sans Souci will enjoy strong sales once we hit the traditional Spring selling season.”

Bexley OvalJohn Gymellas, Co-Principal of Raine & Horne Bexley, agrees that it is exciting times for the Bexley market.

“There are lots of infrastructure developments in Bexley and Bexley North with the M5 widening a major improvement. There is also a state government proposal on Forest Road, Bexley for 400 apartments,” said Mr Gymellas.

“The region is catching the eye of developers and overseas buyers, which is helping to boost confidence in the region.

“There’s been doom and gloom about other parts of Sydney but we’re not seeing this pessimism.

“Unlike other areas of Sydney, there are still entry-level apartments available in Bexley from around $639,000, while you can still buy three-bedroom houses for around the $1 million mark.”

It’s the affordability of Bexley, along with its proximity to the city, that will continue to push this southern Sydney market into a bumper Spring selling season, according to Mr Gymellas’ business partner Sam Epsimos.

“The market is very strong in Bexley with between 10 and 15 groups at open homes. In December, we were lucky to attract half that number,” said Mr Epsimos.

“We recently sold a semi for $1.02 million, which was about $100,000 above reserve.

“Buyers are a mix of younger families and eastern suburbs and inner west investors, and together these groups will combine to drive demand for Bexley real estate through until December.”
