Vacating Your Rental Property

GIVING NOTICE TO VACATE 

When terminating your rental property you are required to provide your Property Manager with notice in writing.  Please see below the notice requirements.

Tenant Terminating at the end of a Fixed Term Lease

A tenant may terminate their lease at the end of a fixed term residential tenancy agreement without specifying a ground of termination after giving at least 28 days notice prior to the expiry date to the landlord/agent. 

If notice is not given, the agreement continues on as a periodic tenancy.

You can give notice by either emailing, posting or dropping a letter into our office in person.

In your notice to vacate we require:

  • The address of the property you are currently renting
  • The date you intend to vacate
  • Your current contact details
  • Your forwarding address

We will confirm receipt of your notice via email and provide you with a vacate checklist.  To assist in a quick refund of your bond, we encourage you to use this checklist which will outline the most common areas requiring cleaning and/or repair.  This checklist is designed to be used together with the Condition Report you received at the start of your tenancy to ensure the property is left in the same condition as when your tenancy commenced.

It is important to note that we cannot carry out the final inspection of the property until:

  • you have removed all belongings,
  • paid all outstanding rent,
  • have returned the keys and remotes (any keys given to friends or relatives should also be handed back).
  • All rubbish is removed from the property

Terminating during a periodic lease

If you are currently on a periodic lease and you wish to vacate, you are legally required to give a minimum of 21 days notice, in writing to the property manager. 

You can give notice by either emailing, posting or dropping a letter into our office in person.

  • The reason for vacating

Regardless on which notice you are required to give, please ensure the following tasks are completed by your vacate date:

  • Your rent is paid to your vacating date
  • Our office has your new forwarding address and a contact phone number
  • All keys, remotes and security fobs/swipes are returned Raine & Horne McLaren Vale promptly
  • Remember to arrange disconnection of all your utilities
  • Place a re-direction all mail to your new address

By Attending to these simple matters, prior to our inspection, you will save considerable time and prevent unnecessary delays in returning your bond.

Breaking Your Lease

If you are leaving during your tenancy and before the end of your lease, you will be in a break lease situation.  This means you will be liable for rent until the property is relet and portion of the letting fee and marketing fee.  These costs are calculated using the formula set down by Residential Tenancies.
