Major office coup with the launch of a new office in Kallangur

FEBRUARY 5, 2021

Raine & Horne Kallangur will be led by John Ferguson, one of Moreton Bay’s leading property specialists, according to Steve Worrad, General Manager Raine & Horne.

“John is the real deal as he has expertise in the full suite of property services, including residential sales, property management, auctions, and project marketing,” Mr Worrad said.

“Renowned for his high standards, John and his team have a reputation for consistently achieving the absolute best prices for clients using every resource at their disposal to ensure an excellent level of service and professionalism.”

Mr Worrad continued, “With a history of securing high prices and street records in Kallangur, Murrumba Downs, Griffin and Dakabin, John, is highly skilled in assessing market values and trends, which is critical in a dynamic market such as Kallangur.

“John has a reputation for offering honest and educated advice as well as top-notch customer service that has regularly resulted in referral business for many years.

“We are thrilled that John has decided to switch colours to the famous charcoal and gold of Raine & Horne, and I can’t wait to work with him and his excellent team.”

Value add that puts clients first

Apart from its experienced team, which includes sales aces Pete Rosky and Russell Shepherd along with Business Development Manager Lisa Black, Raine & Horne Kallangur’s point of difference is linked to its ability to add value to its vendors, according to Mr Ferguson.

“We’re not a boutique, but we’re not a factory line where people bring their house to sell, and then they crunch them down to sell it,” he said.

“Our approach ensures we get higher prices for our vendors and plenty of street records. We always look for ways to provide plenty of value add to our clients, whether it’s through accurate appraisals or market-leading advice.”

Expansion and digital marketing

Mr Ferguson said the ability to expand his business into nearby markets such as Strathpine, Lawnton, and Petrie, is a significant reason for joining Raine & Horne.

“Raine & Horne also offers unique digital marketing technologies such as Amplify and Digikit, while the firm is a well-respected national Superbrand.

“I have had a close look at Amplify, and I think that it is terrific. I’ve given the team a run down, and they’re all very excited because Amplify is a mix of digital marketing and social media, and to be frank, it’s superior to what my former network offered in that regard.

The Raine & Horne Kallangur principal is also buoyed by the Superbrand’s extraordinarily strong presence across the border in NSW.

“When interstate-based landlords with investment properties in Kallangur and surrounding suburbs start to sell at the end of the next five-year cycle, the Raine & Horne brand will help our referral business.

“Alternatively, brand recognition might also give us a chance to pick up some of these managements in the interim.”

Market timing is perfect for the switch to Raine & Horne

Like many markets around Australia, the Kallangur real estate market has enjoyed a robust 2020 after the COVID-19 rebound.

“We had the advantage, when all this started, that our market with a median house price of around $400,000 was still affordable, being a half-hour out of the city as opposed to the Brisbane market, which was already very high,” Mr Ferguson said. “Low-interest rates have also encouraged first-time buyers to return to our market.”

He added, “We got a lot of investors coming here because of low interest rates too as well as our region’s excellent rental returns. You can buy something for $450,000 and get, say, $450 a week rent.”

Due to the combined demand from investors and first-time buyers competing for similar Kallangur properties, values have risen 5% in 2020, notes Mr Ferguson. “Although some properties have achieved better results.”

For example, a three-bedroom house on a main road in Kallangur valued at $360,000 in January recently sold for a tick under $400,000.

Looking ahead, Mr Ferguson believes Kallangur real estate is in for another strong year.

“Listings are light on and as such annual growth of 5-10% across the board is possible, which should be music to the ears of vendors considering a sale in 2021.”
