Raine & Horne Mosman breaks another record with $15.25 Million sale


Raine & Horne Mosman has proven its reputation yet again as one of the lower north shore’s leading real estate firms, with a record $15.25 million for a non-waterfront Mosman home.

Raine & Horne Mosman agent and principal Brendan Warner said the previous record for a non-waterfront home was $13.5 million.

“The five bedroom, eight bathroom, family home at 29 Stanley Avenue, is one of the finest non-waterfront properties in the area,” Mr Warner said.

The property also boasts glorious Balmoral Beach and Middle Harbour views, as well as an indoor/outdoor swimming pool, championship size tennis court and climate-controlled wine cellar and tasting room.

Although the extent of the grand home’s stylish features undoubtedly attracted buyer interest, Mr Warner believes the marketing strategy, based on market sentiment and developed by Raine & Horne Mosman, was a key factor in securing the record result.

“Raine & Horne Mosman’s approach to selling is a little different to the majority of our competition," he said.

“We recognise that often there is one standout buyer for a prestige home such as 29 Stanley Avenue, and our sales approach and strategy acknowledges this.

“We are always working in the background with numerous transactions in the pipeline that often take months and even years to finalise," he said.

Mr Warner, who was born and raised in Mosman, has been working in the local real estate market since leaving school 25 years ago.

“It’s the combination of our experience in Mosman and our strategic approach that  helped secure the sale of 29 Stanley Avenue for $15.25 million, as well as several other real estate records.”

In 2007, Raine and Horne Mosman set a suburb record with the $22.5 million sale of the five bedroom, five bathroom waterfront home at 16 Hopetoun Avenue, a mark which still stands today.        

Mr Warner also landed another top-end transaction, with the sale of a block of land at 12 Burran Avenue Mosman for $11 million earlier this year.

“Of the six highest sales in Mosman, myself and Nic Doig are responsible for four of them," he said.

He added that no matter what the state of the local real estate market, there were  always buyers for Mosman’s trophy properties.

“A lot of our buyers are from the financial services or small business sectors and have roots in the area, so they know these properties well.”
