Raine & Horne Toowoon Bay merges with leading Killarney Vale office to tap into downsizer market

Office increases Central Coast foothold

Central Coast real estate firm Raine & Horne Toowoon Bay has today merged with rival Professionals Killarney Vale, to establish Raine & Horne Toowoon Bay Killarney Vale.

Co-Principals Craig Fisher, Michael Murray and Carla Brodt have decided to maintain the existing office at 134 Wyong Road, Killarney Vale, along with its full complement of six property experts led by the experienced David Spinks.

“It now means we have a team of 12 sales agents and property managers servicing the entire 2261 postcode,” says Mr Fisher.

According to Mr Fisher the merger will enable Raine & Horne Toowoon Bay Killarney Vale to become a major player in property management, along with a stronger foothold in Killarney Vale, Berkeley Vale, Glenning Valley, Chittaway, Chittaway Point and the Tumbi Umbi real estate markets.

“When the merger presented, we decided to fast-track the strategy, which has delivered one of the leading property management and sales teams in the competitive Killarney Vale market.”

The appeal of establishing a real estate business in the Killarney Vale market, according to Mr Fisher, is linked to the robust first home buyer and downsizer markets.

“The new office at Killarney Vale enables us to tap into a market that caters to entry level homes from $200,000 through to million dollar acreages in Tumbi Umbi,” explains Mr Fisher.

“While the first home buyer market is a consistent presence, more downsizers are choosing to move to the region.

“Older couples are shifting from bigger homes in other parts of the Central Coast to suburbs such as Killarney Vale and Berkeley Vale to take advantage of more affordable housing, and the opportunity to unlock some of the equity.

“Downsizers typically want a three bedroom home, with two bathrooms, double living areas and a garage that caters for two motor vehicles,” says Mr Fisher, who confirms such homes usually sell in the low $300,000s.

The benefits of Killarney Vale and surrounding suburbs, according to Mr Fisher, include affordability and proximity to Sydney, Tuggerah and Newcastle.

“It’s just 15 minutes to Tuggerah Railway Station and Westfield Tuggerah, which makes it centrally located, while there’s a good collection of public and private schools in the region,” he adds.

“Likewise, motorists can be on the F3 in fifteen minutes, which has them in Sydney in 75 minutes or in Newcastle in around an hour, which is great for older couples with children and grandchildren living outside the Central Coast.”
