Ending your tenancy

Ending a Fixed-Term Lease
To vacate at the end of your fixed-term lease, provide at least 14 days’ written notice via email or post. Your notice period begins once we receive it. After receiving your notice, your Property Manager will confirm details, advise on any rent or invoices due, and arrange suitable access for showing the property to prospective tenants.

Ending a Periodic Lease
If you're on a continuing (non-fixed) lease, 21 days’ written notice is required. Notice can be emailed, posted, submitted via our website form, or through NSW Fair Trading's official notice form.

Breaking a Lease
If you wish to vacate before the end of your fixed-term lease, notify your Property Manager in writing immediately. A break fee applies:

4 weeks’ rent if less than 25% of the lease has passed
3 weeks’ rent if 25–50% has passed
2 weeks’ rent if 50–75% has passed
1 week’s rent if more than 75% has passed

Fees do not apply if you’re ending for a lawful reason (e.g. domestic violence, serious breach by landlord, moving to social housing).

Final Inspection & Bond Refund

Final Inspection
We’ll conduct the final inspection after the property is vacated, cleaned, lawns maintained, and all keys returned. If you're not ready by the scheduled time, please contact our office to reschedule. You're welcome to attend the inspection.

Bond Refund
To ensure a full and prompt bond refund:

Pay any outstanding rent (bond cannot be used as rent).
Ensure the property is thoroughly cleaned and grounds returned to original condition.
Settle any invoices (e.g. water, damage, break fees).
Return all keys, remotes, and access devices.

Vacating Cleaning Checklist

General

Vacuum and clean tracks on sliding doors/windows
Sweep/mop all hard floors and remove marks
Professionally clean carpets (with pets) – supply invoice
Pest control for fleas (with pets) – supply invoice
Clean light fittings, marks on walls, skirting, switches
Clean windows, blinds/curtains, and remove cobwebs

Kitchen

Clean all cupboards inside/out
Clean oven, stove, rangehood, microwave space
Wipe down sink and tapware

Bathroom

Clean tiles, mirrors, shower, toilet, bath, vanity
Remove hair and soap from drains
Clean inside wardrobes and mirrored doors

Laundry

Clean tub, tapware, shelves, walls, floors
Clean dryer (inside/outside and remove lint)

Air Conditioners

Clean filters and vents

Outdoor Areas

Sweep and clean verandas, decks, railings, and fittings

Garage/Driveway

Sweep and remove oil stains
Empty and place bins out for collection
Lock garage if applicable

Gardens & Pool

Mow, edge, weed, tidy, remove rubbish
Return pool to condition on entry report and supply final test report
