Here’s what you can expect.
Paying Your Holding Fee & Signing the Lease
a. Holding Deposit
To secure the property, a one-week rent payment is required. Once received, you’ll be issued a receipt. Your Raine & Horne Property Manager will advise you of the available payment methods.
b. Rent & Bond
After your holding deposit is paid, you’ll be informed of the total amount due for rent and bond. A lease signing appointment will be arranged for all parties to complete the necessary paperwork.
c. Bond Payment
You’ll receive a separate email from the bond authority to set up your online bond account and make the payment directly. Please note keys will not be released until rent and bond are paid in full.
d. Lease Signing
All tenants listed on the Lease Agreement must attend the office to sign the lease, bond lodgement form, and other required documents. Please read these carefully and feel free to ask any questions during your appointment.
What You’ll Receive Upon Signing Your Lease with Raine & Horne Top Ryde
Once your lease is signed, you will be provided with the following:
Utility Connections
It is the tenant’s responsibility to ensure utilities (power, gas, internet, phone, etc.) are connected in their name before moving in.
Raine & Horne Top Ryde partners with Direct Connect, a free, no-obligation service that connects all your utilities. They work with leading electricity and gas providers and guarantee your services will be connected on your move-in day. They can also assist with broadband, phone, and Foxtel connections.

Removalist Access & Parking
If you’re moving into a strata complex, you may need to coordinate move-in arrangements with the building manager. Your Property Manager will advise you if this applies. You can also contact the Strata Manager directly for further details.
Keys
You may copy keys during your tenancy, but all copies must be returned at the end of your lease.
If you change the locks, you must provide a copy of the new keys to your Property Manager. Lost/damaged keys, remotes, or security fobs must be replaced at your expense.
Bond Payment & Lodgement
Your bond is a separate payment that acts as security for the landlord. It cannot be used as rent.
At the end of your tenancy, if the property requires cleaning, repairs, or replacement of items, deductions may be made from your bond.
Your bond will be lodged with Renting Services, and you’ll receive a confirmation email with your lodgement number. For any questions, contact your Property Manager.
Property Condition Report
You’ll receive a condition report at lease commencement. Please return the signed/amended copy within 7 days.
If not returned, the original report will be used at the end of your tenancy, even if you disagree with it.

Tenant Contents Insurance
We strongly recommend taking out tenant contents insurance. The landlord’s insurance does not cover your personal belongings, even if damage is caused by:
