General Repairs
Report any maintenance issues, leaks, or repairs in writing to your Raine & Horne Property Manager via email as soon as possible. We will respond promptly.

Broken water appliances wasting water
Blocked/broken toilets

Failure of hot water, heating, cooling, or laundry services
Any fault causing safety or security risks
Smoke Alarms
If smoke alarms or batteries aren’t working, notify your Property Manager immediately. Tenants may replace removable batteries but must inform the landlord or agent.
Air Conditioners
Regularly clean filters and vents to maintain performance and avoid costly repairs. Damage from neglect may be charged to tenants.
Fireplaces
Fireplaces can only be used with written permission from Raine & Horne Top Ryde. Some are ornamental or blocked, and unauthorized use risks fire hazards.
No Smoking Policy
Smoking inside the property is strictly prohibited. Tenants who smoke indoors will be responsible for professional cleaning and deodorising costs, which can be substantial.
Tenant Painting
Tenants may not paint the property without written permission. Only professional painters approved by Raine & Horne Top Ryde can undertake painting to avoid poor-quality work and extra costs.
Fixtures and Fittings
You may make minor changes (like fly screens or picture hooks) with written consent. Landlords cannot unreasonably refuse minor requests. Significant or structural changes require explicit approval. Strata approval may also be needed.
Leaking Taps
Report any leaking taps promptly, including washing machine taps, which may leak under pressure.
Lawn Maintenance
Tenants are responsible for mowing, edging, weeding, and trimming shrubs. If you want a lawn service, your Property Manager can recommend one (tenant cost).
Pool/Spa Maintenance
Unless agreed otherwise, pool and spa cleaning and maintenance are tenant responsibilities. Failure to maintain may lead to costly repairs charged to the tenant. Pool water must be kept topped up; do not empty without permission. Pool chemicals are tenant-provided.
Pool/Spa Fences and Gates
Notify Raine & Horne Top Ryde immediately if fences or gates malfunction or gates fail to self-close. Compliance with state pool safety regulations is mandatory.
